This place is more of a guesthouse than a hotel.
Over the years, I have stayed in many hotels, from three-star to five-star properties, but I have never experienced anything like this.
The courtyard is shared with private homes, a restaurant, and other businesses. The middle of the yard looks more like a garage, while the surrounding area resembles a junkyard. Overall, it feels much more like a roadside guesthouse than a hotel.
My room was directly under the roof, and during rainfall, water leaked down from the sides. The bathroom and toilet were combined and separated from the bedroom only by a glass partition, making the toilet clearly visible from the bed. This might not be a problem for couples, but it was very uncomfortable for my daughter and me, so we had to cover the glass with a bedsheet for privacy.
The restaurant, lobby, and reception are all in the same area. Breakfast was simple, limited, and exactly the same every day. There is no elevator, and the rooms are opened with ordinary keys instead of key cards.
My room was very small and cramped, with such a low ceiling that it was difficult to stand upright. The TV did not work, and during my four-night stay, the room was not cleaned even once.
The only advantage of this guesthouse is its convenient location, within walking distance of the city's main attractions. Other than that, I cannot recommend it.

Our room was in the attic, boiling hot and impossible to sleep in. It was filthy, the facilities were a joke, and the breakfast was disgusting — cheap and barely edible. Worst of all, a drunk man tried to open our door at night and no one from the hotel gave a damn. This place is a complete disaster. Stay away!

I stayed at this hotel in Tbilisi, and unfortunately, it was one of the most uncomfortable experiences I’ve ever had while traveling. A few days after my stay, I started developing multiple itchy red bites all over my body, some of them appearing in clusters, which strongly resembled bedbug bites. The itching was unbearable and made me feel extremely uncomfortable.
I’m certain this happened at this hotel. I sincerely hope the management takes this issue seriously and conducts a thorough pest inspection.
I’m sharing this so other travelers are aware and take extra precautions — always check the mattress seams, bed frame, and bedding for any signs of insects before settling in. I really wish I had known this before my stay.
For your own comfort and safety, I strongly recommend not staying at this hotel.

Good location, but not really "boutique". As this is a four star house: Rooms are rather small with insufficient space to open a suitcase properly or store clothes. Shower are in the bathroom, which is always an inconvenience as the while bath is obviously wet afterwards for a while. WLAN was mediocre at best and the breakfast buffet not worth mentioning.

The Worst Experience I've Ever Had at a 4-Star Hotel
Do not be fooled by the photos posted here. The front area of the hotel looks like an abandoned lot — absolutely nothing like what is advertised. Once inside, things only get worse. The room was filthy: stained bed sheets, bugs crawling inside, and a bathroom where water pooled on the floor with every use. The room itself was so tiny and suffocating, it felt more like a coffin than a hotel space.
But the most disturbing part of our stay happened in the middle of the night. Someone tried to enter our room using a key. We screamed out of fear and managed to scare them away. Shaken and terrified, we rushed to the front desk only to find the receptionist — a young girl — fast asleep behind the counter. We had to shout several times before she woke up. And then, with no concern for what had just happened to us, she coldly told us there was nothing she could do until morning. When we asked her to contact the manager, she refused.
We had no choice but to return to our room — terrified and completely unsupported.
