We have never stayed in Berkeley Springs and needed a couple rooms for one night. The hotel was a pleasant surprise.
The rooms were spacious and clean. Staff was friendly.
The breakfast offered a variety of choices and was good.
The only issues were we unable to open the door between our adjoining rooms and there is no elevator. One flight of stairs was not a problem for my husband and I, but our mothers would have preferred an elevator.
Would likely stay here again.

This was a clean overnight stay at and older establishment that seemed well maintained. The
basic ammenities for a quick overnight. Very much off the beaten path.

the room was very clean, spacious and comfortable. Staff was friendly. Location was great for what we needed. We would definitely stay here again.

Do not stay here. Room 101 has a bad odor.

Room 101 is a handicap accessible room with a king size bed. We stayed for 2 nights but almost left after 1 night of stay.
We checked in around 9:30 pm and as soon we entered our room, an unpleasant odor greeted us. The air conditioner was turned off which I thought may be contributing to the smell. After the air conditioner was turned on, moments later, it was mostly tolerable and decided to put up with it for the remainder of the night.
The following day, the odor was still present and left the room to do our planned activities. When we returned, the same odor greeted us as soon as the door was opened. I was not able to tolerate it any longer.
I went to the front door desk with above information and asked for a new room. The gentleman in charge denied my request since the room was a prepaid room, a new room request was not possible.
The manager instead offered me a candle deodorizer and he described the smell as something “damp” after he too smelled the room. We kept the candle lit the whole night. It helped with the odor.
Also, there were flying bugs in the bathroom and a black bug that I flushed down the toilet.
I do not recommend this property. Stay elsewhere.

Clean hotel with decent breakfast. Very kind employees. Room was spacious, bed was quite hard and uncomfortable (but that is a personal preference).
