Charming, with some minor caveats

The hotel is perfectly located in the center of historic downtown Keene, NH. The staff are warm and friendly. Our room was clean, surprisingly large, and well-stocked with towels and cups and coffee, and had a mini fridge that worked well. And the free breakfast had good choices from grab and go (cereals, oatmeal, muffins, fresh fruit, etc) to hot prepared foods (eggs, bacon, potatoes, etc).
But a few things missed the mark. The window air conditioner blocks the ability to close the shades, so the room was brighter than ideal at night. The mattress felt soft and saggy, like it was probably due for replacement (unless it was just that soft to begin with?). And some of the furniture in the room was tired and old and visibly falling apart (the bed headboard was flaking and peeling, and the desk chair was basically unusable, beat up and shedding pleather, see attached photos).
I would probably return again despite the minor condition issues in our room (and perhaps we just got unlucky and other rooms are in better shape), but I do think a Marriott brand hotel that costs several hundred dollars a night should replace damaged room furniture before it starts to look this beat up.

Stay away, needs renovation and customer service

First, the service provided by Staci, front desk representative, and Keven, engineer, was always professional, courteous, and genuine. I gave a very low rating because of the condition of my room, numerous issues with the housekeepers, general manager, and the breakfast attendant.
This property falls far below Marriott standards, and I second many of the reviews regarding cleanliness and overall condition of the property. The towels were dingy, hard, and raggedy and despite bringing this to the attention of the GM, I continued to receive them for my daily refresh. This place is more like a low budget motel masquerading as a venerated Marriott hotel known for high standards. The breakfast attendant is unprofessional and rude. Her tip jar only has $1 and that’s because she left it. My biggest tip is for her, is for her to learn basic customer service skills!
The GM ignored my concerns and only responded after almost a week, and me sending another email describing the rude and unprofessional behavior of the breakfast attendant. It’s no surprise to me that some of her staff lack basic customer service skills because it was evident in her lack of urgency and response to my concerns. The “light refresh” might be why the rooms are in need of a deep clean! Requesting housekeeping was always met with resistance and that’s completely unacceptable given people are paying and expecting such a basic service. Housekeeping staff are passive aggressive, and, in need of training on how to properly clean rooms.
I’ve stayed at Marriott properties in the US and abroad, and this ranks as one of the worst. I would not recommend this property unless major renovations were completed and staff, and management, are fully trained on how to deliver customer service that is the standard, and expectation, of a Marriott property.
Also, the parking situation is concerning and as a woman, traveling alone, I have felt uncomfortable due to people hanging out in the stairwell of the parking garage. My workday started before sunrise and there were at least three times I encountered someone hanging out in the stairwell. Be safe.

We did have a problem with the AC/heating system. Our room was very cold and we had trouble getting the AC to stop running so we sould get some heat. After contacting the front desk, someone did come to help us and it was better but I think there are issues with the system.
Breakfast was excellent with many choices available.
Location is very good, easily could walk to shops and restaurants.

Far below Marriott standards.

The location was nice downtown in local historic shopping district with limibut that was about all. We stayed one night visiting with family. Room 304 view roof top and walls. The beds were hard and uncomfortable well below Marriott standards. Very little sleep. Pillows flat and compressed. Headboards on wall were peeling. Shower rod was broken from the wall as if someone was swinging on bar. Shower had hot water but no pressure and rusty looking shower nozzle. AC unit in window ran on and off all night. Temp was only able to maintain 73 degrees. Towels were fresh. Front desk was not helpful when asking about shops and local store times. She knew nothing about the area. Very disappointed all around for the upscale price.

GPS brought us to back entrance, which can only be accessed by key. Front entrance is right on Main Street. Hotel is desperately in need of a refresh. A/c unit leaked and drenched the rug. Furniture old and sticky. Beds, eh. Towels not great. All in all an okay place to sleep for one night, but would have moved to courtyard if we had to stay longer.
