Avoid this place by any means
We booked two rooms at Seaside Suites for 10 days for a family of four (two adults, two girls 7 and 13), based on the convincing photos and descriptions shown on Booking.com. However, upon arrival, we were shocked and deeply disappointed by the actual condition of the property. After a sleepless night, we asked managment to change the rooms, but they rejected it and we have no choice than to move out and find another place to stay.
Completely Misleading Information
• The listing stated that each room would be 24 square meters, but in reality, they were at least 30–40% smaller.
• The rooms were extremely cramped — it was uncomfortable even to move around, and the shower area was so tiny it was almost unusable.
• The bathrooms had no space to store personal belongings, and the overall layout felt poorly designed and impractical.
Hygiene and Sanitary Concerns
• Rooms had insects. Colony of ants in kids room and mosquitos.
• The bedsheets did not appear clean, and the floors had sand and dirt.
• Beds were uncomfortable we could not sleep properly.
• The toilet was unsanitized and stained and had trouble flushing.
• The Wi-Fi was nonfunctional 90% of our stay.
Personnel Lying and Refusing Responsibility
The next morning, we reported these issues to the management and asked to change rooms. We spoke directly to the duty manager and Evi. We were told, in my husband’s presence, that there were no alternative rooms available for the entire duration of our stay.
At the same time, they admitted the problems and told us:
“We cannot issue a refund ourselves because of technical issues — you need to request it via Booking.com.”
So, we followed their instructions and submitted a refund claim through Booking.com.
However, when Booking.com contacted Seaside Suites, the property managment lied and declined the refund, stating they had offered us another room, which we did not experience.
This is blatant dishonesty. First, they lure customers with misleading photos and descriptions. Then, when you complain, they push you away to Booking.com pretending refunds are “technically impossible,” and later deny everything.
A Fraudulent Venue That Violates Consumer Rights
In our opinion, this property engages in fraudulent practices and violates customer rights. It misrepresents itself on Booking.com, fails to provide even basic sanitary conditions, and then refuses responsibility.
We believe Booking.com should seriously review and delist this property, because allowing such venues to remain on the platform damages Booking.com’s reputation and misleads future travelers.
After a sleepless, unbearable night, we moved out the next morning. Because it was high season, we struggled to find accommodation and had to move five times over nine days, paying twice for our stay just to avoid these disgusting conditions.
Our honest opinion: avoid Seaside Suites at any cost.
The rooms are nothing like the photos, the conditions are appalling, and the management lies to your face. If you value your health, comfort, and money, do not stay here.

The hospitality experience was as bad as it could possibly be.
We planned a family trip (2 adults and 2 kids) to Corfu to see our local Greek friends. We found a place to stay based on information from Booking.com, including photos, descriptions, and reviews. The plan was to stay for 10 nights in reasonably priced apartments. However, upon our late-night arrival, we discovered that the accommodations were nothing like what had been advertised.
Conditions, room size and room planning, furniture were very far from photoshopped images that you can find on their page. Rooms were not even prepared and micro-bathroom and non-flushing yellow toilet was not even sanitized. It was not possible to properly take a shower after a long flight and transfer.
After an uncomfortable night with mosquitoes and unclean bedsheets, we checked into the kids' room in daylight, and it was even worse due to insects with huge ant trails on the floor. We immediately went to reception, described all the issues to the duty manager, and asked if it was possible to change rooms. It was unhealthy to keep our girls in those conditions. We were refused with the explanation that it is a high season and there is no way to find a better rooms for us during our 10 night stay. This was reconfirmed with hotel manager Evi. She also promised us a refund by the end of the month and advised to cancel our stay and issue a refund clause to booking. After a little discussion with our local Corfu friends we moved out and found a new hotel to stay which we immediately did. When the later booking team attempted to reach out for a refund, the management of Seaside Suites completely ghosted their calls and after finaly reaching them, they denied ever promising a money-back promise and refused the refund request. This behavior can only be classified as a clear fraud.
We strongly do not recommend Seaside Suite apartments to anybody.
