Fantastic!
Really had a wonderful stay. The room is clean, there are windows that open with a mosquito screen in front of it, every day we get fresh towels and toilet paper, the shower has good water pressure and hot water, the beds are good and the location is great.
Only downside is that the room is not soundproof and there is some noise in the evening from barking dogs and the bar diagonally opposite Chada House.
Also, the cleaning lady just pulled open our curtain from the outside while I was naked in the room. Not so neat!

Good budget option in old town
Note this is a review of Chada House, I think the review from Pam H in 2019 is for Chada Mantra which is a few streets away. The hotel is in the heart of the old town, a few minutes walk from restaurants, Wats etc. It’s on a quiet road though so little traffic noise. The rooms all feel new- the hotel was refurbished in 2020. They have a communal balcony facing a grassed courtyard. Our room was a good size, clean, nicely decorated with ac and window with good mosquito screen. The bed was probably the softest we’ve had in Thailand. The bathroom was a good size with separate wetroom shower with good drainage so no flooding of the rest of the bathroom. The owners were friendly, the daughter who manages the hotel speaks okay English. One point to note- she has two big dogs which are kept under control in the office but she exercises them in the ground floor courtyard when no guests are around. They caused no problem but worth being aware if you’re afraid of big dogs. We were happy with the room for the price and would use the hotel again.

Excellent Hotel in Old Town Chiang Mai
Lovely room on 3rd floor.
Spotless clean with nice bathroom.
Very relaxing decor with a small balcony overlooking small street.
Breakfast included which was nice.
Good value in excellent position, short walk to main area along interesting narrow streets.

Perfect place for overnite stays, off the main drag, And local small laundry/eating places are really enjoyable
Chada has small, clean, affordable rooms, with quirky arrangement for booking at times (go up and across the street and ask someone). on a small tight street with limited parking, but has great little two-and four-seat places to eat. and more if you walk a block or two. Some of the rooms have A/C, other fans, so priced accordingly. No major traffic, so quieter that average. I have been there several times either planned, or last-minute need basis.

Clean and quiet
If you’re looking for a quiet, private, clean and affordable overnight, look no further.
This place is perfect: clean and spacious bathroom, well located, quiet and non intrusive, and well priced. There is no breakfast but there’s cheap food close to the guesthouse.
I would recommend this place to anyone looking for an affordable easy stay. Uncomplicated and perfectly situated within the old city walls so walking everywhere is very easy.
