Avoid at all Costs. A dangerous and hazardous place
If you have stayed here and had issues please report them to Tourism NI. This place should be closed down, the apartments are not fit for purpose to be let out.
Ours was so dangerous, with wires hanging out of the ceiling where the smoke detector should have been and electrical switches which flickered and made an unusual noise. Plus fire doors missing. And someone had clearly been smoking in there.
And that’s before even noting the disgusting, filthy and uninhabitable state of the apartment. And the whole apartment smelling of stale cigarettes.
We complained and they couldn’t give us another apartment so we left. We have never been compensated despite making numerous attempts to contact the company.
This place should be shut down for health and safety reasons plus security concerns before someone is seriously hurt or worse.

Avoid DREAM APARTMENTS if you want to avoid a NIGHTMARE EXPERIENCE!
EASILY THE WORST place you could stay in Belfast, or anywhere to be honest.
Advertised as "luxury apartments" when we booked it nearly 6 months ago as our place to stay while in Belfast for our Granddaughter's water polo tournament, and in truth the photos posted looked amazing.
To call this place "luxury" is to describe a derelict cottage as "homely'!
The smell of cigarette smoke permeating the halls was so strong we asked to be moved.
It is FILTHY, and I mean DISGUSTINGLY bad.
Blood stains on bed linen, hairs on pillows, the mattress looked VILE. I'm glad we only checked that just before leaving, because we'd have slept on the floor otherwise.
Actually I did end up sleeping on the floor but only after I had to go buy myself a blow up mattress.
We booked a room for 2 adults and a 14 year old child. There was 1 double bed despite my request for an additional bed in the room.
The additional "bed" was a broken, camp bed. There was no mattress on it, the sheets were filthy.
EVERYTHING about this place is disgusting, from pots and pans with dried in food still on them, to the toilet brush holder in the bathroom leaking a brown liquid on it.
And don't get me started on the constant alarm going off all day, or the fire doors being held open, or the holes in the ceilings along the corridors.
When we complained that what we booked looked NOTHING like what we got, we were told that there had been a change in ownership since we booked it, and a lot had changed as a result.
I'm assuming that the new owners are experienced slumlords!

Avoid at All Costs - Filthy, Unsafe, and Completely Mismanaged
I stayed here as part of a group booking in April 2026, and that’s the only reason I didn’t leave immediately. From the moment we arrived, it was clear how bad things were. The reception area reeked of vomit. One lift was broken, and the other was completely unusable; crammed with bin bags and dirty laundry, leaving us to carry luggage up 6–7 flights of stairs. To make matters worse, reception was almost permanently unmanned, so getting any assistance was nearly impossible.
The corridors smelled just as bad, and things only got worse when we entered the apartment. We were given just one key between four people, which set the tone for how poorly managed the place is. At first glance it looked like it had been cleaned, but it quickly became obvious that it was filthy. I had read previous reviews and came prepared with Dettol wipes, but they didn’t even begin to touch the grime. I ended up having to buy Febreze and bleach just to make the place remotely tolerable.
Some of the worst issues:
* The oven was so dirty it was completely unusable
* Walls were covered in splashes and stains, including some very questionable ones in the toilet
* No hot water on the first day - I eventually managed to track someone down myself to have at least one warm shower
* Pillows were paper-thin and uncomfortable
* Floors were sticky and visibly unclean
* Blinds were broken, chewed, and stuck in place
* Towels were dirty
* A homeless person was sleeping in the stairwell and using it as a toilet
The smell was overwhelming and seemed to cling to everything; even the dishes left in the dishwasher, which had supposedly been cleaned, still smelled foul.
This was, without exaggeration, one of the worst places I have ever stayed. Avoid at all costs.
