Perfect Stay!
Our stay on 7/21/26 was perfect. The room was clean and comfortable. It was directly across the street from Linlithgow Palace. The location couldn't have been better. We walked to a couple local bars and had dinner at Four Marys and then walked along the loch with beautiful views of the swans and the palace. We would definitely stay again!

Restless night and other aspects spoiled our stay
Our stay at Linen Bank Residence followed on a few days after an overnight visit to the same owners premises at nearby Court Residence (separately reviewed). This was for us a comparison between the two and to establish if either would logistically be an alternative to hotel accommodation in Edinburgh which is getting increasingly expensive.
We booked a Master Studio Room direct online at a cost of £219 for a Friday night stay, in comparison to £214 for a Tuesday night in a Studio at Court Residence.
Prior to our stay I had phoned Court Residence to mention we’d left behind a mobile phone charger and it was arranged to have this put in our room at Linen Bank when we checked-in there a few days later. The call handler noted that we’d been allocated a first floor room and upon checking we had no issues with stairs (as there is no lift at Linen Bank) he re-allocated us to a second floor one which he advised would probably be quieter.
We had obtained a mobile number in advance to activate the car park barrier on arrival however it didn’t work. At this point we were lucky to get a space in the street just next to the car park and went around to the reception to clarify matters. Note that the car park for the Linen Bank is behind the Court Residence so there is a few more yards with bags to check-in.
There was no one at reception just before 3pm however we phoned and were put through to Court Residence and a member of staff came across quickly to deal with us and others who had arrived simultaneously. When we had obtained room keycards, the card activated the car park barrier and we got the final space available at that time.
Our room #15 on the second floor provided a good workout for me to carry the bags upstairs and we admired the view from the window overlooking The Cross Well as I recovered. The room was fairly spacious with a super king sized bed, table and chairs, a dressing table, wall mounted smart TV and a bed settee. The latter wasn’t required for sleeping and wasn’t really very practically placed to use as a seat so, for us, took up space unnecessarily. There was a built in wardrobe for storage. The room had a fridge, microwave and kettle however it didn’t come with the breakfast package we’d been provided with at Court Residence however we were aware of that in advance. There was tea/coffee, milk and a couple of buns.
Everything looked clean and tidy.
There was no mobile phone charger placed in the room per earlier discussions however when we mentioned to reception it was dropped off later in our absence.
The ensuite had a spacious walk-in shower with a rainfall and rail shower heads which provided decent water pressure. There wasn’t a plug in the stylish washbasin so I just ran the tap when shaving. The mirror had a built-in light and was blue toothed if you wanted to pair with your “device” but I didn’t attempt that.
Lighting was of the “mood” variety, various colours, but unfortunately didn’t provide enough practical lighting and only put my wife in a bad mood because she couldn’t see well when applying her makeup.
The bedroom area was also very warm and no amount of adjusting the controls on the wall panel made any difference as we attempted to engage air conditioning and reduce the temperature. We eventually gave up and left a note in the unmanned reception about our difficulties. I subsequently received an email advising that the heating system was off and that we should open a window to cool the room… and that a fan would be delivered shortly. We did get a later request by email to “return the iron and ironing board due to high demand” however we hadn’t borrowed that in the first place. Perhaps the guests who did so also acquired the fan to cool themselves whilst ironing because it never turned up at our room.
We didn’t sleep well at all. Despite being higher in the building the noise of any vehicle crossing the cobble stones outside was disturbing. It wasn’t as if we had the windows open or that the traffic was constant. Any vehicle crossing, at random times, was enough to disturb the peace. I’d suggest ear plugs if you are at the front of the building. We also forgot that in addition to the blinds and curtains there were functioning window shutters and it requires the latter to achieve blackout conditions in summer. Natural light appeared in the early hours of the morning without them.
The location is handy for getting breakfast in the nearby cafes and there are plenty to choose from. We had snacks in Aran and So Strawberry Café during our visits to the town and both were good. Aran opens earlier if that is relevant.
As for the practicality of going through to Edinburgh this was straightforward. The railway station is a short walk away, the trains frequent with a typical journey time of 25 minutes and the cost of £10.80 return for an adult is not too costly.
Whilst our stay at Linen Bank did not match that of Court Residence, the barrier lifted on the car park automatically as we exited and we’re glad that a piece of technology operated for us eventually.

On the pricey side - Linlithgow is not Edinburgh
Well appointed, but in room 5 during each night (ca 11 pm, 3am) one was disturbed by a churning noise much like a spin drier which seemed to come from an adjacent room/area and lasted 3 to 4 minutes each time. Breakfast not available, but there is a good selection in Aran - just across the street. Prices on the high side for room only - in expensive Switzerland you would have a room of similar quality and a super breakfast included for the same price.

Good atmosphere
We liked the atmosphere in the hotel and in the room a lot, also the location in the middle of the town is very good. Next time visiting Scotland we bokk the Linen Bank Residence again.

Lovely place in middle of Linlithgow town. Rooms were spotless and beds super comfortable. Small kitchen area to microwave food and make hot drinks. Nice coffee maker at reception area. Friendly staff. Recommended hotel
