Wonderful experience

Spent 4 lovely nights here,slept in a wonderful king size bed which gets you off almost immediately!!
Breakfast is a large choice of your favourites!!
For the surroundings food and accommodation I would definitely recommend you stay stay stay!!

Fair accommodation not the best

Booked this for 3 day for some well needed rest. Friendly welcome and shown to our accommodation. If you have mobility issues it would be a problem as you have to go up steps to gain access to the property and then down thin stairway to accommodation, which takes you into a dark room housing rowing machine and vibration plate!. You then have to step up into your accommodation - bathroom on your right and bedroom to left. It is obviously a converted garage and the room was very cold on our first night, my husband bleed the radiator but very little heat coming through. Accommodation itself is well thought out, however no dining table only fold away side tables x 2 if you need them. Only continental breakfast included and nearly £9 each if you want full English. Towels looked very tired and areas of room needed a good clean cobwebs etc. You are also unable to lock your room. There are also a lot of signs around asking you to do things or not.
We have stayed in numerous 'shared accommodation' and felt on this occasion really quite uncomfortable. On our last day we arrived back around 5.30pm with a sign on the back of the main door asking us not to forget to leave our key on checkout. We then saw the host who asked if we could be quiet for the rest of the night - although in the host words we weren't noisy - their grandchild was coming and was a bad sleeper, after saying this lights outside were all turned off and we felt we had to stay in our room until they had arrived.
All in all we did not feel comfortable.

Description. Accomodation does not match description. Unsuitable for people with limited mobility, the elderly

Our Review
We had booked a room for four nights for a special birthday. We found Pauline to be excellent with communication prior to our arrival and also accommodating with our request for vegetarian breakfast with oat milk.
But unfortunately, we had to check out immediately as we felt that the accommodation did not quite match the description given on Booking.com site. We cancelled the booking on the same day ( on line ) thus giving the landlady opportunity to advertise the room again if she wanted.
She has refused any refund, not even for a single day.
On arrival we had to climb a set of stairs to the second level to the main entrance. You are required to remove your shoes to enter the property. We were then escort to our room. We were expecting to be taken to a room on the same floor. But she opened a door which showed a rather narrow and steep, carpeted, staircase going down. ( This in my opinion can be dangerous, particularly whilst wearing socks and reminded me of my mother who had slipped and had to be hospitalised while coming down our stairs in her socks). The stairs led down into a small dark, windowless, dimly lit room. This room than lead into the guest bedroom which was also dark although it was around 4:00pm and quite light outside. I switched the lights on to see around room which by the way was also cold. The only view from the room was three cars on the drive including mine. The photos of the bedroom on web site in my opinion have been enhanced to give the impression of a room with a lot of natural light. This is not the case.
Description.
Firstly, the description of "family rooms" and "non-smoking rooms" led us to believe that there were multiple accommodations and facilities available. However, upon arrival, we discovered that there was only one ground floor room available in the whole property for guests.
Furthermore, potential guests have raised several questions on the site after reading the property description, indicating that they too were under the impression of multiple rooms and various amenities. Questions about the presence of a swimming pool, restaurant, spa, rooms with a hot tub, and rooms with a sea view are prevalent on the site.
Regarding the views promised in the description—City view, Landmark view, Garden view, and Sea view—we were disappointed to find that not even one of these were visible from our bedroom. Instead, the only view we had was of parked cars. Moreover, the accessibility information provided indicated that “upper floors” were accessible by stairs only. However, even though our room was on a lower floor, extensive stair usage was still necessary, involving navigating two sets of stairs up and down to access our room. This was inconvenient and challenging, especially for my wife who has difficulty with stairs ( to be fair when we showed concerns/ challenge of transporting our luggage up and down the two flights of stairs from the car, the landlady reluctantly offered passage through the garage, albeit with the caveat that it was alarmed and strictly off-limits outside of this specific instance).
Additionally, the description mentioning a bath or shower was misleading, as there was only a shower available, no bath.
Kitchen: The description under kitchen states “……. Dining table; Coffee machine; Cleaning products; Toaster; Electric kettle; Microwave; Refrigerator…… To me the above suggests that there is a separate kitchen for the guests. I do not believe this is the case. All the above items described under kitchen are actually in the bedroom see photos. The dining table is a small folding table for two people.
Wellness: • “Fitness” suggests a designated room for this. There may be a separate Fitness Room in the property but again there was no mention of this when we were taken to our bedroom. It is my opinion that there is not Fitness Room in the property.
Places of Interest: This description is also slightly misleading. When I first read this, I had this vision of going out for a walk every morning at Goodrington Beach before breakfast as it says its only 450 yards away from address and to Paignton Beach which is stated as 0.6 miles, giving an impression that these places can be walked to quite easily but, according to google, Goodrington Beach is actually 0.6 miles and a good 15 minutes’ walk; Paignton Beach is 1.2 miles and would take around 27 minutes to walk to it if you are an abled person. Both the places would be difficult, if not impossible for people with restricted walking (as in my wife’s case), the disabled and wheel chair users. Although going out is all downhill, it’s a steep uphill climb on the way back as the property is very high up on a hill. There is no mention of this in the description. There is also mention of Goodrington Sands on description under Trains and said to 300 yards from the property. I believe it is a lot further than that and not an easy place to walk to and back.
PS: There is a mention of all above at the bottom of description, in very small font “All distances are measured in straight lines. Actual travel distances may vary.” All I can say is this not the way to describe distance for people who are on holidays and may want to walk.

Excellent venue

From the moment we arrived we were greeted by Pauline and Phil we felt valued. The week long stay flew by.
Spacious, quiet, well prepared and clean room. Water machine meant a cuppa was never far away.
Breakfast was excellent and lots of it.
We had made the most of the holiday and Pauline and Phil had been a big part of it. Thanks for the info too to find the late food for dinner
Their local knowledge of visits was great. Liked meeting Whiz the lab each morning
