MOST TERRIBLE EXPERIENCE
This is the MOST TERRIBLE experience I have ever had !!! Few days before my trip, i got a message that i could arrive at any time & an entrance code, which was not correct, so I could NOT even ENTER. I called them, sent messages on WhatsApp, sent mails and they have never answered nor contacted me. Even Italians did try to call them without any response. I have heard that so many people got into trouble too.

Don't go.
Don't go! I had booked on booking a room x the weekend of the Epiphany, I had always reported on booking my arrival time and I had received affirmative, when I arrived the structure was closed I tried to call several times and I did not receive an answer. I asked the guy from the bar next door for information and he told me that tourists had come in the day before and found everything dirty and that they too had not been able to contact the owners. I had to find another facility

Never answered or showed up, never refunded!
Horrific experience. Solo travellers avoid like the plague.
Basically a scam given I paid via booking.com and was then left outside a locked door for hours ringing and whatsapping and emailing and ringing again to try and check in. Been over two weeks and still waiting for a call back or response to all my messages asking for help, so luckily I did not hold my breath. Still looking for a refund and customer service is basically a robotic response which basically gives the the host contact number. That being the contact number who has yet to answer.
Outside of the money this is truly an awful thing to do to someone, cancelling is one thing but just ignoring someone and leaving them without anywhere to sleep (concert night in Mantova so literally nothing left), horrible person, horrible place.

Terrible service, not recommended.
Terrible service, the room was only available after 6:00 p.m., the door handle was broken, as was the bathroom faucet, which caused puddles on the floor and a bad smell. The WiFi never worked and it was impossible for them to answer phone calls, no one answered or was interested. Terrible customer service, very poor quality-price ratio. It is better to choose a hotel.

Very bad experience. They don't have the faintest idea of what a B&B is and how to run it.

Paid 80 euros in advance by bank transfer, contrary to what is written on the website, i.e. 60 euros, since on the weekend, according to them, there is no one in the structure.
I would like to point out that there is no lift in the structure and the stairs are steep. But the owner does not mention the absence of an elevator.
As soon as I arrived on the 3rd floor, I encountered the first problems. Bathroom lights that work intermittently, TV remote control not working as the batteries were oxidized, and to end the evening, the boiler broke down after 2 minutes of hot water. I send a message immediately hoping to receive a response from the owner, but nothing. The next day after having washed myself again with cold water, I go out to have breakfast and then leave the accommodation. Once I leave the facility, I send another message to the owner telling him that I wasn't happy at all, also sending him a photo of the boiler display complete with the error code.
Among other things, I also caught a good flu with cough and cold.
Furthermore, I obviously had breakfast outside at my own expense, not to mention the total absence of a receipt or invoice for the booking.
In other B&Bs in the center of Mantua I pay half the price, I always find perfect accommodation and comforts of all kinds, breakfast included.
Don't be fooled by the word "suite" that appears on the entrance door, it's all appearance, they don't even have the idea of suites.
For the same amount you can stay in a hotel, so you are sure that you have 24-hour assistance.
To conclude, I noticed that they read the messages, but they had neither the education nor the respect to respond.
For my advice stay away from this place.
I definitely won't go back there again.
