Very badly maintained property
Very poorly maintained resort.
Rooms were dirty
All faucets and metal fittings were rusted
Paver blocks in the walkway have sunken
Approach to beach is broken .
Food was just ok.
Atmosphere is ok
Service is poor
Rooms were dirty

Reality vs Expectation: Dirty Pool, Unhygienic Dining & a Sleepless Night"
This property deserves -5 star.
I stayed at Barsha Beach Resort & Spa, Mandarmani from 28 May 2026 to 30 May 2026 and booked two rooms (Room 205 and Room 305) at approximately ₹4,800 per room per night. Unfortunately, this turned out to be one of the most disappointing hotel experiences I have ever had.
The biggest issue was the huge gap between the photographs and descriptions shown online versus the actual condition of the property. Upon arrival around 12:30 PM, the resort appeared poorly maintained and unclean. The corridors outside the rooms had used plates, dirty linen, and even a used hookah lying around. There was an unpleasant smell in several common areas, including the lift.
We initially planned to use the swimming pool, but the water was extremely dirty. The pool water appeared yellowish, and visible debris was floating in it. When we asked the reception staff why the pool was in such condition, we were told that the person responsible for maintaining it was on leave. This was not an acceptable explanation for a resort that advertises pool facilities.
Lunch was another major disappointment. We ordered rice, potato fry, egg omelette, and dal. The dining area appeared to be a temporary setup inside what looked like a conference hall. When we arrived, our food had been kept unattended and there were numerous houseflies all over the serving area. No staff member was present to serve the food and we had to call someone ourselves. The food quality and taste were below expectations. When we raised concerns regarding the flies, we were told that flies are common in Mandarmani. While that may be true, proper food hygiene and pest-control measures are the responsibility of the hotel.
The rooms themselves were spacious but poorly maintained. There was a fishy smell from the drinking glass provided in the room. The mirror had multiple scratches and several fixtures showed signs of neglect and lack of maintenance.
The most frustrating part of the stay occurred during the night. Guests staying in Room 304 played loud music and created disturbance from approximately 3:30 AM until around 5:45 AM. Despite repeated calls to reception, no effective action was taken. As a result, our family was unable to sleep for most of the night.
We also tried escalating our concerns to the management. Unfortunately, our complaints regarding cleanliness, maintenance, pool condition, food hygiene, and noise disturbance were not addressed satisfactorily. The following morning, we requested to speak with the property manager but this request was not facilitated.
The complimentary breakfast was advertised as having around 10 items, but the actual spread was much smaller. It was served in the same dining area where we had previously observed hygiene issues and a large number of flies.
The only positive aspect of this property is that it is large and located close to the beach. However, the lack of cleanliness, poor maintenance, hygiene concerns, inadequate guest support, and failure to address complaints completely overshadowed any advantage of the location.
What made this experience even more disappointing was that several other guests we spoke to the next morning were expressing similar concerns about cleanliness, maintenance, and overall service quality.
Based on my personal experience, I would not recommend this property in its current condition. The management needs to invest significantly in cleanliness, maintenance, guest service, pool upkeep, food hygiene, and complaint resolution before charging premium rates for accommodation.

UNMITIGATED DISASTER: Complete Waste of Money and a Total Nightmare!
We paid a premium price of ₹3,000 per person per day for an "all-inclusive" package, and it turned out to be a complete scam and easily the worst hospitality experience of our lives. If you want to sweat in your room, starve at breakfast, and stare at a stagnant pool, then this is the place for you. Otherwise, save your hard-earned money and stay far away from this grossly mismanaged property.
Our incredibly uncomfortable stay started right in the cottage. They clearly don't understand basic ventilation, having installed a tiny 0.8-ton AC in a massive room. In the peak summer heat of May, the room was a total furnace because the underpowered AC couldn't cool a fraction of the space, leaving us with a miserable, sleepless night.
To make matters worse, the amenities and service were a joke. We went down in the evening looking forward to a swim, only to find a filthy, neglected pool. When we confronted the staff, they casually admitted it hadn't been maintained or cleaned in 15 days, making it completely unusable and a blatant health hazard. The service didn't get any better; they laid out evening snacks and shut the entire counter down within a mere 35 minutes, meaning you get absolutely nothing if you aren't hovering the second the food arrives.
The food quality itself was pathetic, with breakfast being genuinely terrible. The kitchen couldn't even manage the absolute bare minimum expected of a resort, lacking even a basic live counter to get something as standard as an omelet. This property is uncomfortable, poorly run, and a complete rip-off at this price point. It is highly not recommended.

Worst property in Mandarmani at premium price
Beware!!
Wish could have given 0 rating in service and overall experience-
1) Den of cockroaches and insects.You will wake up in midnight bcoz of all these
2) No proper restaurant but outside food not allowed. They are the dacoits of service industry
3) Maintenance - everywhere in the property, everything is broken
4) Hygiene is a big joke here
5) They are operating with 1/10th staffs, expect huge non cooperation and bad behaviour
6) Limited breakfast options - they cannot afford an extra egg/ omlette
7) Excessively overpriced - you will get same quality at 60% price

Think Before You Go !
We have booked for 55 Guest and communicated as per triple sharing accommodation in each room and getting all the confirmation we have booked this hotel. But just few days back when we asked them to share the room numbers prior just to avoid the unnecessary time delay during check-in time they said that this not in their policy to share the room number.
Well as we have expected after getting their a lot of chaos created to get the rooms and we have invested around 1 Hr. to settle that.
Rooms: Most of the rooms were ok but unfortunately we were provided with one duplex room where its clearing showing its not completed yet but they provided us that room although the room is very much smelly and water is not good.
We have booked all the cottage rooms and accommodate 3 person in a single room will definitely be required extra cod but at 9 PM night they are denying that fact to provide the same and asked us about where its written they have to provide the extra cod.
Food: Well its better not to mention we have booked 1st lunch to 2nd day lunch and any of the non veg item was good either they were smelly or spoiled.
Staff: Very much less number of staff were present as for that we have to gather table and chair all by ourself to arrange the distribution of food and gathering part.
We have very bad experience during our trip this time we are doing this team gathering event for almost 3 years but this time it was not good.
During check out time one staff mentioned that during the initial call we have said that due to negative reviews we should have to think before coming but all we have expected was better treatment but it is as it is.
Summary:
One of the worst staff behavior we have experience so far. Food is absolutely worthless and if you complain about these they will ask you if anything were written prior.
