I was not disappointed in this guesthouse and Im very picky.
I got a fan room with window on the top floor, which was cool enough for December. The location was convenient to everything and lots of restaurants surrounding the block. There's a Korean food restaurant next door and this was good.

Hostile to foreigners.
I had one of only three rooms with an outside window. $8 a night. The TV did not work, and they did not replace it until next day.. It looks as if they have painted the room with undercoat, and did not go on. Masking tape was still there. All hooks are broken. Bed hard as board. Grubby room with many items that did not work. The manager knocked on my door at 1 p.m. because he did not see me go out! Five days and I was gone..

DON’T STAY HERE!
DON'T STAY HERE! I stayed in the dorm and during the night somebody came into the room and stole my phone and 200 USD, that where next to my pillow, while I was sleeping. This is really weird taking into account that the doorm is in a 5th floor and you have to change of bulding to arrive there. The owner answered that my belogings are my responsability and he wasn’t worried about someone extrange going inside the hostel to steal. DON’T STAY HERE!

Nice location but pretty gross
Sitting right downtown it's a super good location, but I'd still pay and extra $5 for a place that doesn't have a moldy bathroom fan, AC unit that can't turn off, and a bathroom door that couldn't close (thankfully my boyfriend and I are pretty comfortable with eachother). My boyfriend got a lung infection from the mold after our week and a half staying here. As soon as we arrived the owner came up with us and sprayed orange air freshener all around our toilet (we probabaly should have taken that as a bad sign!) After a week, when we couldn't take the mold smell we asked to move to another room, which still had mold in the bathroom fan, but it didn't work so it never released any. The room was painted much better and we actually got soap and a nicer shower head. As a plus, this was the first budget place we'd been to with warm water
in Cambodia and the manager was actually really nice to us, even made sure I didn't hold my phone in my hand as we walked on the road as people will steal them from you while riding on their scooters. In the end, I don't think a air-conditioned room here is worth $12, but it seems like their really just trying to survive there in the city. Would only recommend for a couple days or if you're really low on money or have a really low budget.

Worst Hostel
I arrived in the hostel 2nd Dec in the afternoon, I waited like almost an hour before the room was ready. It’s clearly stated that 2pm is checked in and why the room is isn’t ready that I arrived like 5pm. The room has a very bad smell and the bed makes my skin itchy. The next day I asked for a room clean-up, then when I got back after a tour, something’s missing in my room, and i asked the reception but it seems they are not surprised and they never care and they try not to answer my inquiry about it. It only goes to show that it happens there normally. I booked a bus ticket for 12nn from Phnom Penh to Siem Reap a day before my departure, they told me that I need to wait in the lobby at 11:30am since the bus will picked me up, almost 12nn, the bus didn’t arrived instead a tuktuk came to pick me up and they told me that the tuktuk will sent me to the bus station which is different from the information they gave me first hand. When I arrived in the station, I was wondering where is the bus? And I asked the tuktuk driver, did I miss the bus? He said that it will depart at 12:30pm. So I was relieved since the bus was not departed yet. 12:30pm passed till 1pm, I asked again, is there really a bus going to Siem Reap, they said it will depart 1:30pm. I was waiting like 1:30 unknowing if they were really going to depart. And I found out when I call my Cambodian friend that they booked me with the worst bus company. The sit can’t be reclined and it stopped from time to time. The ticket that the hostel issued to me was replaced with the bus company ticket with a new ticket printed past 12nn and the time of departure is 11am with a different price. Ironic right? So never trust this hostel and never stay at their rooms unless you want to experience the same experience that I had. If you want your property to be safe, don’t ever and think about this place. But in general, I had a great time in Phnom Penh except the hostel and the bus.
