Kind Staff, Tired/RunDown Property, Bait/Switch late checkout

Highlights: Naomi at the front desk, Erick, and the female housekeeping manager all went above and beyond to listen and assist with our needs. Thank you!
Opportunities: The room was tires and needs a refresh: delaminated kitchen cabinets, broken toaster, etc... it took over an hour for a luggage rack to be found creating undue stress on departure day. Echoing other guests the pool signage says open til sunset which, is after 9pm in July however by 7pm the doors to the pool area were shut, unacceptable for the price point since the pool is the property's best amenity... and it the whole pool deck is in need of improvement, which I heard will happen soon and take 8 months! Odd atmosphere part hotel/part residence no restaurant except wknds. Location is ideal, everything about the property needs improvement.
We booked thru delta stays, paid $75 for a late 3pm checkout and it was deemed a miscommunication on-site, I ultimately wasn't charged the fee I was willing to pay for but had to scramble to vacate earlier than planned, again the staff did their best to make the earlier departure as smooth as possible, but it created stress instead of bliss on our last day.
The lack of 24/7 room service or even 7days/wk room service for a resort property was disappointing when you are charged a daily resort fee and can't even wear a pool deck towel back to your room!!

You've also raised fair points. The room details you mention, along with the pool deck, are exactly what our upcoming renovation is designed to address, and I appreciate your patience as we work toward that. I'm sorry about the pool hours not matching the signage and the delay with the luggage rack — both are easily avoidable, and I've flagged them internally. I also regret the confusion over the late checkout you'd arranged through Delta Stays; being ready to pay for that convenience and then having to rush out instead is understandably frustrating, and we'll tighten how these bookings are communicated on our end.
Your feedback on the food and beverage and room service offering is well taken as we continue to shape the guest experience here. I hope you'll visit again once the improvements are underway and see the property moving in the right direction.

Great Customer Service.

We have stayed at Hotel Arya a few times. The customer service is always very good. The most recent time Naomi accommodated us with our request of an early check in and a room preference. We appreciate great customer service. Room was very clean and the pool was a welcome. See you again.

Horrible experience

This hotel has been horrible. When I called and booked they told me that the pool was open until sunset which is around 9:00 p.m. at night. Three times now we have been kicked out of the pool at 7:00 p.m.. I did not pay $3,000 for my room for us to not be able to swim. The Hotel staff do not seem to care and I wish I would have booked a different Hotel. Do not book here.

CANCELED MY PREPAID RESERVATION WHILE I WAS ON MY FLIGHT HEADING THERE!

The fact that they cancelled my (already charged to my credit card/prepaid-since February) reservation while my plane was in the air en route to Florida. No excuse given, would not answer/return my phone calls, only sent me an email. They obviously realized, a bit too late, that Formula One was in town and they could get a lot more money for my room. So, they unceremoniously cancelled my reservation and hung me out to dry. Panicked, I sat in my rental car searching for a room in a town that had NONE or if they did it was grossly overpriced. Finally, wound up at a Best Western in Kendall...their last room.
Here is what they sent,,,
Booking disruption (6150492906): Private Residences at Hotel Arya by SoFLA Vacations won't be able to accommodate you.
