Our stay at the Carriage Way Bed & Breakfast Inn was absolutely wonderful and exceeded our expectations. From the moment we arrived, we felt welcomed and cared for. The inn is intimate, charming, and filled with thoughtful little touches that make your stay feel comfortable, relaxing, and special.
A heartfelt thank you to Lisa, the manager, who was truly exceptional. She was warm, accommodating, attentive, and always willing to help. Her genuine hospitality and dedication to her guests made a lasting impression on us and added so much to our overall experience.
One of the things we loved most about this inn is that it feels like stepping into history. The property is rich with character and stories from the past, offering an experience that simply cannot be replicated in a modern hotel. Because it is a historic home, it’s important for guests to understand that preserving its authenticity comes with certain limitations. If something appears older or needs attention, remember that many repairs and updates require city approval to maintain the historical integrity of the property. Lisa does an incredible job balancing preservation with guest comfort, and that deserves appreciation.
Another highlight that should not be missed is the breakfast. The home-style breakfast was absolutely delicious—fresh, comforting, and clearly prepared with care. It was one of our favorite parts of the stay and the perfect way to start each morning. Make sure you don’t sleep in and miss it!

The breakfast each day was delicious, and so creative! All the staff were helpful and friendly. We stayed in the Amethyst room, and loved the spacious bathroom with the separate toilet room. Location was perfect - we parked and didn't use our car for three days. We plan to make this an annual trip to the Carriage Way Inn.

Beautiful old home maintained in classic condition. Great location to main tourist street and other historical sites. Nice friendly service

Summary: Great location, comfortable bed and room, small bathroom but nice large shower, all spotless, great service
My wife and I stayed at the Carriage Way Inn in the Aquamarine room in July 2026. Lisa greeted us when we arrived around noon (Check-in is 2 p to 5 p) and our room was not yet ready but we were able to park our car and Lisa promised to contact us once it was ready. We went out to explore St. Augustine old town area and had some ice cream. Lisa called a little while later, as promised, saying our room was ready and we returned.
Lisa gave us a mini tour of the main house, built in 1883, and of our room.
The Aquamarine room is on the second floor (no elevator). The room was clean, with sufficient storage for a week-long stay for two, and the king bed was comfortable – we slept well. There are outlets on each side of the bed as well as one under an occasional table under the TV, so no shortage of outlets to charge electronic devices. One outlet is about 3+ feet away from the end table but I had 4’ charge cables that worked well.
There is one mini-split AC/heater unit in the room that is whisper-quiet, remote-controlled, and could maintain the room at 68 degrees in the heat of the day if you wanted to.
The bathroom is tight but has all the amenities needed as well as a large walk-in shower with good pressure and plenty of hot water. It is a one person at a time bathroom unless one is taking a shower and the other is at the sink.
The main house is located on a quiet street and we were never bothered by noise when we were sleeping. There are occasional vehicles with loud music and party carts with loud people but that seemed to quiet down by 10pm and we heard it only on Friday and Saturday nights.
Breakfast is served from 8am to 10am. Just come in and, grab a cup of coffee, maybe some OJ, and someone will stop, describe that morning‘s breakfast and then bring it out in a few minutes. Most days we were there, it was a quiche of some sort, cooked in-house. I am not a big quiche fan but my wife likes them. However, every quiche they served was delicious! Breakfast also included a scone, or fruit or pancakes. Portions were just right for us. I was never stuffed, but also never felt like I wanted more. They always asked if it was enough and I am sure they would provide another serving with a smile if you ask.
The Carriage Way Inn is located on the edge of the old town area and you can comfortably walk anywhere in the area in a 10 or 15 or 15 minute stroll or 5 to 8 minutes in a hurry.
Parking is limited so let them know in advance. I don’t know that they would permit a full size pickup or even a suburban sized SUV. We had a Toyota Rav4. Public parking lots in the old town area that I saw all had $20.00 or $25.00 signs to park.

We really enjoyed ourselves! Lisa was very friendly and helpful. We had a snag at check in but it was quickly resolved. The a/c in our room didn’t work well. The room got warm during the day but cooled overnight and our TV didn’t work but we didn’t spend much time in the room. Overall I would recommend
