This has great location to all the VA Beach boardwalk and closer to the southern tip. I stayed during a down weekend and was the only guest in the place but didn't see a lot of the staff either way. It might be different if the place were more active. Parking is on property but even if the place was full, it's probably not going to be an issue.
Breakfast was more of the continental variety, but they did set out fresh fruit and bagels the first morning after my arrival. Lots of boardwalk eats are not far if you need something more substantial.
It's not a bad place at all just wasn't quite right for my needs, I needed more of a work space and this is definitely a house with multiple guest rooms, some common areas w/o a desk (Wi-Fi was fine tho)
FYI I don't know if it's true of all the rooms but the bathroom was shared with other rooms on the floor (even had a voluntary shower schedule whiteboard). There is also an accessible porch for both floors that wraps around.

NEW OWNERS- NOT a bed and breakfast!

First of all- it’s hard for me to write a bad review. I have only left 5 stars on Airbnbs. But this was such an unusual experience that I feel like I need to warn future guests. I had googled Bed and Breakfasts in Virginia Beach and this one came up. I didn’t realize all but one of the reviews were under the previous owners. It is no longer a bed and breakfast and the website should be changed to reflect that in the name. The signage as well. It’s clear the previous owners loved what they did- the breakfasts were beautiful and gourmet. Guests loved their time there. The current inn keeper Chris is markedly unpleasant. He is curt in his communication and leaves guests wondering what they do and do not have access to. I had missed on my reservation where it says sneakily that it’s a continental breakfast (I only went back and looked once I experienced what he offered as a “continental breakfast”). But I wouldn’t even call it that. I woke up and went downstairs excited for breakfast to find a bowl of unpeeled kiwis, a couple bagels and coffee. The cream cheese and butter were in glass dishes that had already been used and left on a dirty table. I included Chris’s response below when I politely asked if maybe there were more breakfast options somewhere I was missing: “whats there is what we offer.” If he had been polite, I probably wouldn’t be writing this review. But the utter disappointment of not only not having a real breakfast and being treated so rudely made me want to warn other guests.
The pros:
- very affordable
-very clean
-fine location
-beach towels provided
-the coffee was good
If you are looking for a clean, cheap room a couple blocks from the beach, this is a good option. My review is for it being listed as a bed and breakfast which it most certainly is not.
I suggest the owner changes the name or just lists it as an Airbnb with room rentals. That would be a much more accurate description.

While the bed was comfortable the place was quiet, we found a lot lacking. We probably won't return for the following reasons:
1--We arrived around 3:15PM in The Delmar room and found the hung towels were not dry. 2-- No decaf coffee option. 3-- We were not aware that there was a refrigerator available for use in the "Pantry". 4-- Not really a B&B --typically you expect a cooked breakfast at a B&B. Cheese danish ,bagels, instant oatmeal strawberries a kiwi and Kurig coffee--not a cooked breakfast! 5--No sink available in the dining area. Had to get water for the general-use Kurig from a drinking water jug . 6-- Furnishings were in bad shape --rug under the bed had chunks missing, chairs in dining area have damage, wooden table in dining area tilted and seems ready to collapse, front deck planks repaired but new planks not painted, wall TV mount is exposed. Staff only seen once--seen while picking up dishes from the morning . Owners can turn this around . 6 out of 10

Still a decent place to stay.

I have seen a few previous reviews that were not happy with their stay at Barclay Cottage or with Chris, the new owner since late last year. This was not our experience. If anything, I have a problem with the Yenni's, the previous owners.
As far as I can tell, I may have been one of their last reservations before they retired/sold the business. I booked a room October 7, 2025 for my stay in June 2026 and received a confirmation email from the Yenni's. I never heard from them again. I would have appreciated an email explaining that they were retiring or selling the B&B and asking if I still wanted to keep my reservation. I got nothing.
I found out on June 26, 2026 when I sent an email to the Yenni's explaining we would be after 6:00 p.m. for check in and received a reply from Chris explaining what happened to the Yenni's.
My husband and I are pretty independent travelers and we don't need super high end amenities. Plus, we don't usually eat breakfast. Chris was cordial the one time I met him in person and was promptly responsive when I texted him with a question. Check-in was contactless and easy. Chris texted me the code to use for the house door and room door. I liked that process. There was no "check-in/check-out" process. I like the "no fuss" approach. The breakfast consisted of fresh blackberries and strawberries, pastries, bagels, cream cheese and butter, hot water for oatmeal, coffee, orange juice, and water. For me, that was perfectly fine. We stayed in the Cape Henry room for two nights. It was very comfortable and pretty.
Is this place a true bed & breakfast now with the new owner? No, it's more like an AirBnB but that's ok with me. The landscaping needs a bit of tlc and the website could use some refreshing (the description of my room on the website didn't match the reality but it was still pretty).
Overall, it's a good place to stay and it's clean, safe, and relaxing. It being only two blocks from the beach is a plus.

I had read one of the reviews where they said the breakfast was so fabulous. I was here for three nights, and the breakfast was the same every day. There was a bowl of fresh strawberries, and a pastry, and it was the same pastry store-bought bagels, not fresh we’re available for toasting and there was a basket of clementines and orange juice and coffee. It was adequate, but I would not have said it was a fabulous breakfast. The only other issue is that it’s fairly noisy because of the location has nothing to do with the house itself.
