A'Famosa Pool Villa (2D1N Package) – Honest Review - MATTA FAIR PACKAGE
I recently purchased an A'Famosa Pool Villa 2D1N package during the MATTA Fair and stayed there from 26–27 July with my family. Unfortunately, our experience was quite disappointing.
Upon check-in, the first villa assigned to us was not in an acceptable condition. The floor was sticky, and the private swimming pool was dirty. It appeared that the grass had just been cut, leaving grass clippings floating in the pool, while the surrounding area was muddy. We immediately reported the issue to the reception and requested to be relocated to the villa directly opposite ours, as its pool appeared much cleaner.
The staff agreed to relocate us but asked us to wait approximately two hours for the replacement villa to be cleaned before we could move in.
Sadly, the second villa was also below expectations. The receptionist mentioned that the normal room rate is around RM1,000 per night, but since we had purchased the MATTA Fair package for RM399, I couldn't help but wonder if this was the level of quality provided for promotional bookings.
The second villa still had sticky floors, the bathroom tiles were old and broken in several places, and the television was not functioning. We reported the TV issue to reception, but no replacement villa, compensation, or alternative solution was offered. By then it was already around 7.00 pm, and as we were travelling with elderly family members, we decided not to spend the evening arguing and simply stayed for the night.
The following morning, before checking out, we called reception to request a few bottles of drinking water because we had run out. Since I was travelling with elderly family members who needed water to take their medication, I expected this would not be an issue. To my surprise, I was informed that we would be charged RM5 for each small bottle of mineral water.
After everything we had already experienced with the villa, I found this very disappointing and raised my concerns with the receptionist. They said they would check with their manager but never called back to apologise or update us. Instead, a staff member later delivered a few complimentary bottles of water to our villa. While we appreciated the gesture, it would have been more appropriate if someone had contacted us personally to apologise or explain the situation.
We checked out at around 10.00 am. Unfortunately, during the checkout process, there was no apology or acknowledgement of the issues we had encountered. The staff simply returned our deposit and completed the checkout, leaving us with the impression that our feedback was not taken seriously.
Despite the disappointing experience, there were still a few positives.
Pros:
The surroundings are quiet, peaceful, and relaxing.
The beds and pillows were very comfortable, and everyone slept well.
The villa is spacious, making it suitable for families or larger groups.
Cons:
The first villa had a dirty swimming pool and poor cleanliness upon check-in.
We had to request a room change ourselves instead of the issue being identified beforehand.
The second villa also had maintenance issues, including a non-functioning TV, sticky floors, and damaged bathroom tiles.
The kitchen lacked basic utensils and equipment, making it inconvenient to prepare meals.
The bathrooms require better maintenance.
The toilet bowl was very low, making it uncomfortable for elderly guests with knee or back problems.
The shower is located inside a bathtub, requiring guests to climb in and out, which poses a safety risk for senior citizens.
Overall, the property has good potential because of its spacious villas, peaceful surroundings, and comfortable beds. However, the maintenance standards, housekeeping, and customer service need significant improvement. Simple quality checks before guest arrival could have prevented many of the issues we encountered. I also hope the management will consider improving accessibility for elderly guests and place greater emphasis on guest satisfaction when handling complaints.
For the amount we paid, I believe there are many homestays offering better value, cleaner facilities, and more attentive service. I hope A'Famosa will take guest feedback seriously and improve the overall experience for future visitors.

The unit was very clean and spacious, especially for the price paid. It included a living area, kitchen, balcony, and a storeroom. A broom and mop were provided in the storeroom, which made it convenient to clean up whenever needed. There were two queen beds—firm and comfortable. I was also impressed by the cleanliness; even after moving the beds to join them together, the space underneath was spotless.
The breakfast venue was about a 2 km drive away. It was large, with two air-conditioned halls. The food was standard, though it would be great if they could include more vegetarian options like noodles or fried rice.
Overall, I was really satisfied with my stay.
