Guest house on the beach
We had a room facing the pool/ sea with good air con.
However this is a guest house not a hotel so I would say it is a 2/3 * in UK terms. The staff were friendly but you have to wander about to find them.
There were a few negatives- the bed has just a sheet on it , no option of a blanket available. The rooms has one small bottle of water each on arrival, after that you have to buy it which as you can’t use the tap water , I think is a bit mean. One a day would be fairer or even better; a water dispenser in a communal area.
Although mentioned on several reviews about the sun loungers being in the shade by early afternoon, none have been moved on to the grass that isn’t in shade so people were lying on the concrete around the pool. Easy to rectify.

home away from home
Housekeeping worked like a well-oiled machine; the rooms were spotless. Our bed wasn’t very comfortable at first, but the staff quickly arranged an extra mattress, and we ended up sleeping very well. The hotel’s layout is perfect: the garden offers plenty of shade, while the pool is in a sunny spot.
The restaurant also deserves special mention. The service was excellent, and everything felt warm and homely. Kobe Hotel has now become one of my favorite places on the island.
A heartfelt thank you to Richard, Mahmoud, Lucia, Miriam, and all the other staff (I’m sorry I don’t remember everyone’s names) for a wonderful stay!

“An unforgettable stay in paradise – Kobe House Jambiani”
An unforgettable stay in paradise... I have been traveling Tanzania for 28 years, but it was my first time in Zanzibar. Kobe House is a true insider tip in the middle of Jambiani Beach paradise. Quiet, authentic, friendly and immersed in nature – with a warm atmosphere, delicious food, clean rooms, pool and palm garden.
Under the motto “Everything can and nothing has to”, we experienced wonderful days here as a family. Early in the morning with a coffee and sea view, miles of walks on the deserted beach, afternoons watching the kitesurfers and evenings barefoot on the beach visiting one of the many restaurants with live music – or rather enjoying the delicious food at Kobe House and later having a drink at the own pool bar. Anything was possible!
It's nice to have places like this. The operators and the entire hotel team made our stay unforgettable. Day trips for snorkeling or hikes in the rainforest have been organized for many years with very experienced guides – this is also a real highlight.
We will be back – that’s for sure!
