If you want to stay close to Thapae gate

Flexible staff (need to be because they dont really speak English), cute garden at entrance. We booked (4 girls) the VIP room (there was no other option and we were in need of a room) for 800 baht. As the name would suggest you get something special, well I guess it was the hot shower and the airco :) The rest was not just VIP. We all had stuff to do during the day, so it was perfect to get home, take a shower and sleep good. For that it is perfect. Recommended if you need a budget place to stay.

Fair for what you pay

Nice rooms, don't expect too much from the hotel, for the price you pay it's ok. Ok for brief stay, maybe one night. The location is not one of the best in Chiang Mai, many bars around the hotel, it can get noisy. Staff doesn't speak very good English, difficult to communicate.

Don't Believe the photo too much

Before I found the hotel for stayed in Chiangmai and saw this hotel 's information from Agoda website.
See photos are great, positive comments in that website, not too much expensive, and locate in the city. Sure,I booked it!
But when I went to this hotel, everything is different from my thinking.
My room stay in 3 floor, what can I do with my huge travel bag. I begged a man who slept in first floor for helping me.
The room was poor, old and small restroom look like it can broken everytimes. In the night time is too much mosquitoes. No soap, no shampoo in this room. I would request them by myself.
Of course, next day I checked it out. I think I can find the hotel that better than this.
A good thing in this hotel is the old man who take care this Hotel. He can not speak English too much but that's not problem because I'm Thai also. He is very kind and generous. Suggest me about the travel and take care what he can do.

Worst G.H I've stayed in - one to avoid!! (Pepper House, Chiang Mai)

We read the reviews on Agoda and hotels.com about Pepper House, (Peppermint House is not correct, but this is the same guest house), and it seemed great. Reality was very different and I cannot understand the good reviews? The bathroom was filthy with many items broken, to shower you practically had to stand on the toilet, the curtains didn't block the light, it was noisy from the bar below at night and from the shell curtain outside our door clanging in the morning. Worst of all was the bed, the mattress was a polystyrene base, with a soft foam top and a mattress protector on top. It was so hard it was like sleeping on the ground and the pillows were huge and so hard your neck was at an 80 degree angle - if you're still thinking about booking this place check out the photos! We tried to check out the next morning, but the only person to speak to was a lovely cleaning lady, who didn't speak any English but tried to help all the same. In the end we left before noon and called Agoda's UK office to look into it. Agoda I have to say were great and gave us a refund for our next pre-paid nights, whether they managed to speak with the owner to do this I don't know (they tried before but ended up speaking to me again as I was the only English speaking in the place)! For nearly 600B a night this place is sooo outdated, we are now in 'My Mum's' guesthouse in Soi 9 Moonmuang Road for 600B a night and it's sooo much better. So All in all, great job Agoda and a terrible nights sleep provided by Pepper House, over priced, dirty, uncomfortable and unhelpful.

DON'T DO BUSINESS WITH THESE CRIMINALS!

We called ahead to let them know that our bus would be arriving around 7am and can we check in early? They said yes, no problem. Got to Chiang Mai and couldn't find the hotel. Called repeatedly to ask for directions but nobody answered. Finally found the hotel around 9am, but nobody was at the front desk. We rang the bell and called several more times over the course of about an hour. We had no idea when or if anyone would ever show up. We had no choice but to book a different hotel. We returned in the afternoon to see if anyone was there and to ask for our money back. There was a person there, and he said sure we can get our money back, he just needs to let the manager know. We went to eat, and then returned to pick up our money. He refused. So then I asked for our room key. HE SAID THEY WERE FULLY BOOKED! As soon as they found out that we had booked a different hotel, they double booked our room while at the same time refusing to return our money. Please do not support people like this.
