Welcoming, Friendly and 5 stars
We had a fantastic stay at Balmaha Lodges, Colin was so welcoming, friendly and has a real passion and care for brining the lodges back to their best again. We stayed there for our wedding and the added touch of prosecco, flowers and a card was very thoughtful. The lodge it's self is one that still needs renovated but it was perfect for us and very cosy. Hot tub was an added bonus. We will definitely be back next year to celebrate our 1yr anniversary :)

Rodent Infestation - Uninhabitable Property
We recently stayed at Pheasant Lodge (Balmaha Lodges) and encountered a live rodent inside the living and eating areas. When notified via the Booking.com chat, the host explicitly admitted to the issue, writing: "I’ve not seen evidence recently but they occasionally get in if people leave the door open to use hot tub. I will put poison down today."
Admitting that mice "occasionally get in" and that they deploy poison in a commercial guest area confirms a major hygiene and structural failure. This situation caused immense psychological distress to my family, especially our young daughter, and posed a serious public health hazard. Furthermore, our honest review on Booking.com was suspiciously removed.
This matter has been officially reported to the Stirling Council Environmental Health Department to review their Short-term Let Licence. We expect a full refund for this unacceptable and hazardous stay. Travelers beware!

We are writing to address a review that has recently appeared on our Tripadvisor page regarding a stay at Pheasant Lodge. We need to provide an important clarification for anyone reading this.
Pheasant Lodge is not owned, operated, or managed by Balmaha Lodges Ltd.
That property is privately owned and operated independently of our business. We do not take bookings for Pheasant Lodge. We do not clean it. We do not maintain it. We have no involvement in its day-to-day running, no oversight of its conditions, and no access to its guest communications. We are entirely separate from that property in every operational and commercial sense.
The guest who submitted this review booked through Booking.com, where Pheasant Lodge is marketed separately and distinctly from the properties that Balmaha Lodges Ltd actually owns and operates. That distinction would have been clearly visible to them from the earliest stages of their booking process.
We fully understand that the guest had a distressing experience, and we do not seek to diminish their concerns. However, those concerns relate solely to a property that falls completely outside our business operations. We have no knowledge of the circumstances described, as we were not involved at any point.
For this reason, we have requested that Tripadvisor remove this review from our page. It has been posted against our business in error, and it gives the misleading impression that we are responsible for a stay we had no part in. We believe it is only fair that the record be set straight.
To our genuine guests and future visitors - please be assured that this review does not relate to any property we operate. Our own lodges are managed to the standards expected under current legislation, and our genuine guest feedback reflects our ongoing commitment to quality and service.

Stay at Balmaha Lodges - Kittiwake
Our stay at Balmaha Lodges was absolutely incredible, starting from the moment we we arrived with an amazing welcome from Colin, Josie & Staff. My friend Michelle and I were immediately blown away by the warmth and hospitality, which set the perfect tone for the full get away.
The attention to detail, in the lodge with fresh flowers on arrival. The team are working so hard behind the scenes to bring back the magic to Balmaha Lodges, having only been back a short 18 weeks. Accommodation was absolutely spotless, comfortable and everything you would need for a stress-free stay. The hot tub was amazing to chill and relax in , didn't want to leave and was gutted was only one night, but will definitely be booking to come back again. would highly recommend a visit to Balmaha Lodges.
Perfect location if you want a few nights away from busy life just being a short drive from Glasgow, catch up with friends and family or if you want to Explore as a short walk from the Beautiful Conic Hill or a short walk or Drive to Milarrochy Bay.
Can't wait to come back again, Thank you to Colin, Josie & Team made our trip memorable for all the right reasons.

Hot tub brill
First time staying !!! Really enjoyed the vibe of the place super chilled out . Staff were lovely . We were in the golden eagle apartment . Was lovely apartment plenty of space . I will say there is few things that could be updated and upgraded in the apartment . But new owner was advising they are doing that with the lodges . Also seen bit off building work getting done . So a work in progress at the moment with the lodges . I had 2 dogs with me and assumed from details on the web sight it was a private garden . But only fenced half way but we were able to do make shift fence for the dogs . Lovely views and going out nice walks . And beaches near by . Look forward to returning and seeing all the progress with lodges and also new ones built . Would return again really lovely place and loved hot tub .

Thank you for your review. We completely understand your frustration, though we would like to clarify that contact with us was a brief telephone enquiry and you did not stay at or visit Balmaha Lodges.
We do have a policy in place that requires the main booker to be aged 21 or over and in attendance for the duration of the booking. This policy has been in place since the property first opened many years ago and is applied equally to all guests. It is designed simply to ensure accountability and protect the peaceful enjoyment of all our guests. We consider this to be a reasonable and proportionate business practice that applies consistently to all bookings.
Since taking over the business in March this year, we are in the early stages of reviewing all our policies as we shape the future direction of Balmaha Lodges, with a view to ensuring they remain appropriate for all our guests.
