Don't judge a book by its cover! A spotless hidden gem with epic views
We stayed here for just one night (my wife, our two boys, and I) and we would happily come back in a heartbeat! First things first: please don’t be put off by the slightly tired-looking exterior when you arrive. It’s a historic building and that harsh Blackpool coastal weather takes no prisoners! But trust me, once you step inside, you are in for a lovely treat.
We were up on the top floor in Room 10, and it was absolutely fantastic. The room was incredibly spacious for a family of four and extremely clean—especially the bathroom, which was absolutely spotless! It was also wonderfully equipped with a fridge, a microwave, and even a proper four-seater dining table and chairs, which is such a bonus when travelling with kids.
The absolute highlight for us was the view. Because of the perfect location right opposite the South Pier, we had a brilliant sea view, and the sunset we watched from our room was spectacular.
Despite being perfectly situated so close to the Pleasure Beach and the pier, the room was surprisingly quiet and peaceful. The beds were super comfortable, and we all slept really well.
A massive thank you to the hosts, who were incredibly friendly, helpful, and welcoming from start to finish. You are doing a fantastic job. If you want a brilliant, clean, and peaceful base for a Blackpool trip, this is it. We will definitely be staying again!

Great stay
Had a lovely stay here, the lady was very welcoming and very helpful if you needed anything.
Great location walking distance from the train station, opposite the south pier and the indoor water park, bars and shops
Room - very clean and just what we needed no noise at night great value.
Would definitely revisit.

Overnight rescue!
Life saver! from the nightmare loosely based B&b I originally booked, walked up rang the bell landlady very friendly answered the door, virtually all rooms booked, luckily had a family room so paid for that immediately collected our bags from the disgusting b&b, straight back here...the room nice and big even had a fridge, big TV, to. Beds fairly comfortable i did use another quilt though to sleep on (home mattresses luxury) but still got a good night's kip, en suite big enough to so no complaints there (plus side my uncle and aunt used to own it back in the eighties) so know the building, like I say the owner lovely friendly lady, and a life saver thank you

Disgusting
This hotel was an absolute disgrace I left there with bites all over my legs the so called manager did nothing but shout and ball and looked completely off his head on whatever he was taking he's rude arrogant doesn't care about the customers experience and is damn right rude there is no clean bedding not to pick at things but he didn't smell the best so you can imagine the smell off the place made me feel sick just walking through the door I only stayed for a couple of hours and it was the biggest mistake of my life stay away from sands hotel Blackpool worst mistake of my life !!!!!!

Apart From The Location Don’t Bother
We arrived at the Sands Hotel on 485 Promenade in Blackpool on
Monday the 13/10 and left on Saturday the 18th. I am putting the address of the Sands Hotel in case the proprietor claims that we did not stay at her hotel.
On arrival she was pleasant enough and decided to show us to our rooms, and how the card entry system works; which was on the 2nd floor, for a family of 5, with 3 young children and after a long journey, up 3 flights of stairs with our luggage was no easy feat, but that aside the hotel was built in the 1700s, so no one is expecting a lift.
On arrival in the room (room 7), is when our expectations took a nose dive. The carpets were filthy, looked like they had not been changed since the 80s. Just to show how dirty the carpets were, one of our kids took off their shoes and walked around in their white socks, only for us to see the soles of their socks had turned brown. I do not know when last the room was vacuumed. Maybe the name of “The Sands” is appropriate as the carpets were just full of sand. There was even an old Jaffa cake box underneath one of the beds, from a previous occupant I do not know how previous), to show that there were no attempts to clean said room.
They were stains on the curtains, cigarette marks on the carpets. Mould on the walls of the bathroom, a shower that took an age to get warm, with an inflexible head attached to the wall, which is not ideal when showering kids. There were no doors covering the en-suite, just a wooden sliding entry and close system, that didn’t close properly and held by sticky tape.
To make matters worse, we tried to contact the host on the number on the front of the hotel, which was also on the automated email once booked; to no avail. It rang the first time round with no response, subsequent attempts went straight to voice mail, with no response to even a text message; or a call back as to what we called about. We tried calling her for 3 days straight until we realised she simply was not going to answer, and we gave up. Understand this was our first time in Blackpool and we were with 3 young children, suppose we had an emergency or were locked out, is this how a host should be, no communication whatsoever?
Coincidentally all we called about and sent a text about was for a hoover to clean the room, especially with young children about. We happened to see a hoover on the foyer on Wednesday evening, which we assumed was as a result of our text asking for one, only after using it on the Thursday morning for the proprietor to come asking for it, she subsequently made sure we never saw it again.
We stayed in the hotel for 5 nights from Monday the 13th, and did not hear any other guest in the hotel until Thursday (when the proprietor came asking for the hoover back, that she needed it to clean another room, that was to be occupied that evening). She then asked us if we had any bins that needed emptying, why didn’t she ask us this since Monday, why wait until Thursday, when a new guest was coming? Is this to get us not to say anything negative to the new guest? I was half tempted to tell her to “sling yer hook”, but we were polite enough to tell her we were ok. Truth of the matter is we were taking our bins out every night, as we had been ignored the whole duration of our stay. There were no room cleaning as advertised and none of the sheets were changed for the whole 5 nights we stayed. This is supposed to be a non-smoking hotel with signs saying just that, but cigarette smoke was encountered throughout the corridors from whom I can only guess was the proprietor herself. All through our stay there were constant beeps from a smoke alarm with a dead battery at the landing, which would make sleeping for anyone in the lower floors difficult, it would take a few minutes to simply replace the battery.
I am finding it difficult to believe the glowing reviews we read (which made us book this place in the first place), are of the same proprietor. She simply ignored us the entire time, until it was time to check out. She was suddenly at our door at 5 minutes to check out asking us if we were ready to check out, and again a few minutes afterwards, after we had taken our luggage down asking if the room had been cleared.
On a positive, which is what we came for. It is a few minutes walk to the Pleasure Beach Amusement Park, and opposite the South Pier, with trams taking you to the North Pier if you don’t fancy the 30 min walk.
In closing I would not recommend this hotel to anyone, much less families, and I found the proprietor’s behaviour nothing short of disgraceful.
I rarely leave reviews, but I just had to on this occasion, if nothing else for the proprietor to improve.
