Disappointed
There was a good information folder in our room with all the local knowledge in. It did mention evening meals but nothing was said about them when we booked in so we had to go out.
The biggest problem we found with our stay was outside the property. In the rear garden & carpark area. There was several piles dogs mess everywhere. There was only 1 couple staying with a dog but the owner had 2 dogs which he obviously doesn't clear up after.
Breakfast wasn't the best organized. The owner was sat in the office when we came down from our room but didn't even say 'good morning' so we just walked into the dining room & had to work it out for ourselves.
On a dresser was a very small bowl of yogurt with another the same size of fruit compote, a few jars of cereals & a toaster with about 6 slices of bread in a basket with 3 pieces of butter on small plates all just on the top.
Eventually someone came out from the kitchen with a menu. My husband had a full English & I had a sausage, egg & beans. Once it arrived I tried the sausage which tasted sour, my husband did the same. The owner came over & asked why we had put them on another plate & we told him but he just picked them up & walked away. If he had waited or asked - my husband being a master butcher for 50 years would have explained the problem but he wasn't bothered.
We would not return

We are very sorry that you have experienced dog mess in our car park - we usually make great efforts to ensure that this is cleared up
We are also sorry that you have been disappointed with our breakfast service which we almost always receive great feedback on and for the high level of service we provide. Had you drawn our attention to your concerns whilst with us we could have taken steps immediately to rectify things so you could have enjoyed your stay more

Wonderful One Night Stay
Very smooth check in and we were shown to our room which was a nice touch. We stayed in Maple which is on the 2nd floor and has lovely sea views.
The room was comfortable and we had good nights sleep. Breakfast in the morning was well cooked and tasty. Would definitely stay again if ever in Broadstairs

Charm, quality, and the sound of the surf
Clean, well-maintained (sometimes these older buildings show signs of wear and tear, not this one) and attractive, clearly a lot of effort has been put into the decor and fixtures and fittings. Pretty and comfortable lounge at the front of the building with period furniture and decor. The Harry Potter elements are understated and charming, and I'm not a big Harry Potter fan. The bold solid colors on the walls and the pretty carpets have a pleasing effect. How often have you stayed at one of these hotels and the stairs creak and groan as you go up and down? Not here. Although I did not need the parking, the size of the parking lot behind the building was impressive.
Bed was very comfortable and I had a nice three-window sea view. Even in rainy weather, I was able to keep the windows open to be able to hear the sound of the surf without rain getting in. Windows look new, and open and close very easily (in these older buildings windows can be wonky). Bathroom (wetroom really) fixtures are modern and lovely, if a bit minimalist (I would have liked a larger sink). Water pressure in the shower is excellent and it got nice and hot. The wood (or composite wood-look) floors in the room are noticeably high-quality.
One of the most important things to me about a hotel is the towels, and the towels at The Bay Tree are luxurious -- better than the towels I have at home!
Service is professional and friendly.
Location is a 5 - 10 minute walk to the center or Broadstairs. Although technically "beachfront" as there is only a (quiet) road between the building and the waterfront, be advised that the hotel sits atop a cliff, so you can't just walk straight out to the beach. There is a path down to the beach very close by, so not a problem. Very quiet neighbourhood, dead silent at night.
Food is a mixed bag. I had breakfast twice, both times the Eggs Benedict (I should say "egg" Benedict as there was only one egg on two muffins), the muffins and Hollandaise sauce were especially good. Nice fruit salad and juices make it a good value. I also had the Sunday roast, which was less successful. They didn't have any beef (the chef came out and explained their last meat delivery didn't have the beef, and he was not going to go to the local Tesco to get beef there, so I salute the commitment to quality), so I went with the pork. Gravy was luxurious, and the potatoes were beautifully crispy, but the rest was just ok. For £20, you could probably do better at a local pub.
Dog-friendly hotels sometimes make me cringe, but no issues with noisy dogs.
There are only a handful of beachfront hotels in Broadstairs. I've also stayed at the Royal Albion, which is also nice but much bigger. As I plan future trips to Broadstairs, my favourite English seaside town, I will definitely make the Bay Tree my first choice.
