Lovely and relaxing
Ideal location spacious bedroom use of kitchen. Dining room lounge and beautiful gardens

Nice property but
Arrived with my partner, children and our two dogs, the lodge is in the middle of open fields and has a beautiful pond with lots of fish, the rooms were nice and clean and we had everything we needed for our short stay, it did appear welcoming on arrival. The property stated it was dog friendly which is why we booked, sadly this did not turn out to be the case, we nipped out for a short period to get some food and left the dogs in our room, there was nothing to say we couldn’t, it was then the welcome we thought we had got changed, we got a call from the owner who was very rude to us, she claimed the dogs had been barking whilst we were out, then made a comment about leaving the dogs in the property which she claimed we couldn’t do, then she threatened to call the dog warden and have them taken away if we didn’t come and get them, I then had to drive back to the lodge leaving the meal I’d just paid for to collect them, after collecting them we got another call from the owner having ago at my partner because we didn’t tell her we’d collected them, all in all the property was let down by the owner talking down to us like we were beneath her, we wouldn’t ever stay there again despite the property itself being very nice.

Terrible booking management
The hotel cancelled my booking on the morning of via message through booking.com. The hotel then called and attempted to make light of the situation by stating that they “ tried to cancel a week ago, but you know what the internet can be like it must have not gone through “ no attempts to call or email were made between the mysterious attempt a week prior. Equally, the hotel confirmed my check in time as requested by them on the 25/10/25 for the booking on the 29/10/25. Why would you confirm a check in time for booking you attempted to cancel a week ago? The hotel called before the message which I missed and left no message. I called back 14 minutes later and got no answer. I was literally packing my bag for a friend’s wedding to set off on a 2hr train journey.
When I asked the woman on the phone why it was cancelled she said it was an issue with the property. I asked what she rudely said I don’t have to tell you that. I also asked if it was the other way round and I cancelled on the day you’d charge me so why is it ok for you to do this (policy states cancellations 2 days or less prior will charge in full) she said some sub standard response saying they would sort it and saying the policy I quoted and had emails clarifying was incorrect. She was rude throughout the call and just made excuses for poor booking management. On several occasion she stated “
Hotels can do this you know “ As if that was justification for what was happening.
As a result I had to book more expensive last minute accommodation and was left out of pocket for a booking I couldn’t use.
She did offer to help find alternative accommodation but as I said the trust had gone and I couldn’t leave it any longer as I had a train to catch.
In the end getting nowhere, I ended the call with the parting words from the lady “ I’ve said sorry, I’ve offered to help what more do you want “ in a rude patronising manor.
This left me stressed, work up and more frustratingly significantly out of pocket as I wait for a refund.

Great location but room and check out lets it down.
Pros:
The location (Close to designer outlet and park & ride)
Garden
Easy parking
Cons:
Check out procedure - Full list of tasks to complete before you check out. Don’t mind stripping the beds but having to bag up and take it to a drop off point is too far. Empty bins and take it outside for them. You go away for a break? Especially when check in is quite late at 3pm and check out is at 10am and you’re doing most of the work of the cleaner.
The handle to switch water flow from between the shower and the tap was missing. As a result had to fill the bath using the shower head for our toddler.
The cold water tap on the sink is stiff and requires reasonable force to turn off.
No blinds in room, cream curtains which let all light in. Very difficult for little one to sleep and early wake up.
Room generally tired and in need of a serious deep clean (spider webs and dust) and redecorate.
Highchair in kitchen completely useless due to being broken so was not able to be unfolded.

Best place in York!
Best places I've ever said, would recommend everyone and will be back soon. Property is beautifully kept and all amenities are available. Wonderful stay we had!
