The parking was easy enough, although there were some leaves and small twigs on the car after the two nights - maybe I should have parked the other side, away from the trees.
It would have been nice to know there was a fridge in the room - I don't know is there is one in all rooms.
The double-glazing sound proofing from the M62 traffic noise will help those who want a quieter room when it's not too hot.

I got a great price on Hotels.com. The communications were good and I was emailed the codes for entry. Good parking in the courtyard.
My room was bright, clean and comfortable. The shower was good & toiletries and an excellent towel provided. There were coffee making facilities.

The hotel itself was ok, and reasonably clean, but there was someone banging about downstairs and banging doors from around 11pm until about 6am. We literally got no sleep, and I was doing the Leeds Marathon the next morning. Really did ruin it

More like scruffy student accommodation than a hotel.

The hotel seems to have gone downhill in the last few months and felt more like scruffy student accommodation than an actual hotel.
There weren't staff available on site to assist with any issues.
When I arrived the electric lock on the front door stopped working, leaving myself and another guest stuck outside until a third guest opened a different door for us from inside.
The room itself wasn’t particularly clean and the bathroom was quite scruffy, with mouldy seals and the shower did not drain properly. The bed linen and towels at least were okay.
The fire alarm then went off at 5:50am on the first day of my stay. Myself and all the guests evacuated but had to ring various hotel contact numbers to get any kind of help with what to do. By the time I had left for the day (at least 10 mins later) the other guests were still left standing in the carpark or waiting in their cars with the alarm still going off.
All in all I was left very disappointed and will certainly not be staying here again.

Stay away

STAY AWAY, this has got to be one of the most horrendous places me and my partner have ever stayed in. We requested an early check in upon arrival which we were told was accepted, we turned up to the property which was very clearly not well kept from first glance, we were given a pin for the door lock which did not work we stood for 20 minutes to then have the door opened by a cleaner which hardly spoke a word of English. There was no staff in the property at all. ( except for the cleaner ) who did not have a clue how to check us in nor understand what we were trying to tell him. After multiple miscommunications we eventually managed to get in touch with the hotel by ringing them which then sent our room number and door code. Inside the property smelt of drains and very dirty, when we got into our room it was extremely stuffy as though the windows had not been opened for months, we also did not have any electricity. The main bedroom lights and bathroom lights would turn on for a max of 5 minutes and then shut off, this was extremely inconvenient as we had to use our flash lights not being able to see, we rang the hotel to explain to be told that the house keeper was on his way around 4 hours later the electric came back on and then kept on shutting out again. If I could say anything to anything it would be to stay away from this absolutely awful place.
