Living room with all comforts

We only stayed two days but we had a very good time. The apartment is equipped with everything and is very clean, quiet with very comfortable beds. The lady gave us all the information we needed and was very kind

Dirty

It needs a reform. It was dirty and found some spiders and cockroaches. There was a lot of dust. Do not look behind radiators!
We can not say anything because staff on both nights we were there we found no one. On the positive side, the apartment is spacious and well equipped

It could be much better

My brothers and I chose this place since it was the only place that we could find around the southern part of Lago Como that could fit three families into one single location without having the burden of paying for several hotel rooms.
The Pros are the location, the attractive price, the parking place and the number of apartments that could accommodate several families in one location.
The Cons are apartments which can fit 2 adults and 2 kids at the most (We happen to have grown up kids and space was lacking), quite far away from the lake (no walking distance and not even bicycle ride - though I do admit that this is advertised as such), no real breakfast, no management on site to resolve issues, no space outside the apartments for kids to play, no restaurants or shops in a walking distance.
So basically if you are looking for a place just to sleep which is a close ride from Lago Como and Lago Lugano and inexpensive - this is a great place. If you are looking for something even slightly more than that - than look elsewhere.
The funny issue for us was that this property is situated only three hundred meters/yards from the Swiss border. As such that the closest shops and supermarkets to the facility are on the Swiss side and you will need to carry you passport if you go shopping. As a matter of fact, if I remember correctly - the gaz station right after the border stop has better rates than it's counterparts in Italy.

Convenient

We stayed one night in this appartment on our way to Italy's Liguria. The rooms were spacious and clean, as was the bathroom. Breakfast was stored in the fridge. Sufficient parking space next to the appartment. Nothing special but conventient. The only drawback was that all restaurants seemed to be closed in Maslianico in August. We had to drive to nearby Cernobbio to find a restaurant that was open.

Curb Your Enthusiasm

Don't come here expecting the typical kind of warm, welcoming Italian hospitality. This is not that place. Zero amenities. You have to ask for everything. But who to ask? Property management is all done by remote control, from some internet booking service. Previous reviewers talked about the owner's wife being a scold when it came to parking in the right spot. What owner? We stayed here for three weeks before we discovered who the owner even was! It's the standoffish woman who lives next door! The woman now seems to be the sole owner. (She could care less now about where people park.) The only tenants we saw her carry on any kind of conversation with were the single guys, with whom she was super-chatty. Guests who are families, foreigners, businessmen, groups of women, the elderly - count on being ignored. She just looks out her window at guests coming and going. Sometimes she answers questions they shout to her through her metal security gate. The area as a whole seems quite safe, but the owner apparently has personal security fears - atypical of the surrounding neighborhood she has bars on her windows & a piercingly loud alarm system that she regularly sets off herself by her carelessness. The apartments, though, have no window bars or alarm; there are motion-detecting security lights and a surveillance camera in the parking lot, but I don't know if they work. The rooms lack even a safety deposit box. Also, there are no phones. The owner may enter your apartment without notice while you are gone. The owner herself is often not home. She leaves for long periods, with no indication how long she might be gone or when she might return. People came to our door to ask how to get in their rooms (there are 11 or 12 rooms here), how to turn the TV on, make the internet work, ask for directions, etc. This place offers short- & long-term rentals. Some nights the place is almost empty. Other nights, all apartments are full. Regardless, there is no owner to welcome or help them. There is no "Reception". Have a problem? Try to reach someone via telephone numbers taped to the front door. The owner seems to speak no language other than Italian - and not one word of English. There is no breakfast - despite what ads may promise. Our kitchen was equipped with one pan, one pot, no lids, mismatched dishes, one (dull) knife, some cheap silverware, limited glassware, no oven, no microwave. There was a smallish fridge, coffeemaker, toaster oven, and four-burner stove. We had to ask for the furniture shown in the ad to be brought back to our room, because some items had been moved to other rooms. The walls are not sound-proofed. The plumbing was improperly insulated by the builder, so be prepared to listen to the bodily functions of all your neighbors 24/7. Furnishings seem to be from IKEA. Mattresses are rock-hard and the pillows are even harder. A clean-up crew came in once a week with fresh linens and towels. But be sure to speak up for what you want - or you probably won't get it. Ant (formici) infestation was a constant issue for us. Larger pests were not seen, probably thanks to the owner's several wild-roaming cats. New development: Four guests this week have dogs. Allergy alert: Lots of thick dust was on tops of cabinets & under the furniture. Summer time guests: There's no A/C. If you open your windows, be aware that mosquitoes are a problem. A real problem. Cold weather guests: To save money, the owner turned off the heat April 15 and left it off, despite the coldest May here in 200 years. We went to a hotel for two nights to warm up. Even worse? The noisy Beverly Hillbillies who live in the eyesore next door. That's your "view." Warning: The "man of the house" uses binoculars to check out guests here. The good things about Residenza XX Settembre? Although tiny Maslianico is a total snore, we liked the location adjacent to the Swiss border - good for going to get gas (25% cheaper than Italy), Rivella, and to shop at Foxtown outlet mall and Migro. The #6 bus to Cernobbio & Como stops 100 ft away. We liked the free parking & the free internet. We liked the free clothes washer (no dryer, despite what the listing says) even if it did make the whole apartment smell like a laundromat. We liked the peace and quiet (except for dozens of barking dogs nearby). We didn't use the free pink bikes to ride down to the lake (2 miles away) because a) they're pink, and b) there's a pretty steep incline to ride back up. Most of all, we liked the price. We made do, because we lowered our expectations, and as a result, they were met.
