Pleasant stay in a new structure, clean and equipped with comfort. Great value for money, absolutely recommended!

Good location and attractive terraces
The guesthouse is located right on the waterfront. The location is very good and it's just just a short walk into the centre. The guesthouse doesn't offer breakfast (contrary to what other reviewers have written) but there's a bar with friendly staff right next door which offers breakfast and seems to be open all hours (we got a coffee at 4:45 on the way to the airport). Bus stops are nearby, for example no. 4 to Pittulongu beach (highly recommended) or no. 10 to the airport (airport buses start running at 6 am). The guesthouse does justice to its name with large (shared) terraces in front of the rooms. We had a room at the back and the large terrace with tables was shared with one other room. Our room was equipped with a TV (Italian channels only), a fridge that didn't work well and barely cooled even after being on for 24 hours, and a kettle
- but no cups or glasses at all. We paid the lady manager on arrival before being shown our room and didn't see her again after that. The bathroom was large but the shower very small. The air conditioning was much needed with ambient temperatures exceeding 40 degrees centigrade! Olbia is not a cheap place to stay and the guesthouse offered good value for money.

post-airport stop, kind owner
We only needed a place to stay after landing and before heading south the next day. This place fit the bill. It is clean, there is AC, and the owner was patient with us considering our lack of Italian and utter exhaustion after a day of travel. She also let us keep our bags after we checked out and walked around the city while waiting for our bus south. She does offer breakfast, but she herself will tell you that you can get it in town - and you should, unless you are desperately hungry after having gotten off an airplane.

Good but not great
We stayed there for 6 days. The room was quite spacious, the bathroom ok, although without venting, so very humid. The conditions and location are very good, given the price. One problem, though, was that the window was opening to the deck, so quite hard to keep it open because people were passing by, and the other thing was the breakfast which was too poor and with supermarket sandwiches, which are generaly awful.

Poor accomodation
Before arriving the owner asked to check in a specific time for her personal reasons. We had to change our plan to check in to respect her time. We stayed 3 nights and they never cleaned the room: when I asked to the owner she said she didn't know when they clean the rooms. On the 2nd day the room was smelling. The breakfast was on a tray with loose powder coffee (they don't serve the breakfast) and packaged croissants. In the room there is a small table with a small tv, a toaster and a small kettle and one chair only (for 2 people) so we were seating on the bed to have our breakfast. The fridge was really small. No suggestions given of the area at our arrival and they seemed annoyed when I asked them the day after. Air conditioning comes from a small radiator. Last bit: we found a beetle walking on the bed (but only one in 3 days!).
