Beautiful property with little garden and friendly staff.
Stayed here for 2 nights during our visit to Pisa and Florence.
The property is as good as seen in the pictures.
The property is well maintained throughout with gardens in the front and back.
The room we had was 401, it was a beautiful cottage like room with beams on the ceiling.
The room has a wardrobe, fridge, tea/coffee maker, toiletries, free good wifi, clean and hygienic
towels, AC, radiator and access to the garden with chairs and a little
table to enjoy the morning coffee. We didn't find it noisy at all. There
is also a cafe just on the left of the property and an Italian restaurant
approximately 10 mins walk from the property on the right.
We enjoyed every bit of our stay and highly recommend it.
The communication on whatsapp was clear and easy with instructions given on how to enter the premises, etc. The maid Helena is friendly and does her job very precisely and maintains the high standard.
Located only 10mins from Pisa central station by bus (25mins walk) and 15 mins drive from the airport (taxi cost us Euro 12). The bus stop is across from the property and very
frequent. You can take the bus 1+ to the station and from their it goes onto Leaning tower as well. Train, buses and taxis accept card/contactless payments.
To go to the airport one can also take bus no. 1+ to the station and then airport shuttle to the
airport terminal, the shuttle for the airport is located on a separate platform and the ticket can only be purchased at the platform and not the usual ticketing desk 9cost as same as train).
To walk to the Leaning tower (25-30 mins) either follow the map or walk straight down to river Arno (15min)
and then on the promenade turning right and another 15 mins to the tower enjoying the local streets, or you can stroll via Borgo stretto (main street) which also leads you to
the tower.
Overall it was an excellent stay and we enjoyed it.

An absolutely unacceptable experience
I wish I could give this place zero stars, but apparently one star is the minimum you can give...
This hotel: an absolutely unacceptable experience. I canceled my reservation in good faith after being clearly promised—multiple times—that I would receive a full refund. Nearly a month later, not a single cent has been returned.
What’s truly shocking is the complete silence. Calls go unanswered, emails are ignored—it’s as if the hotel has completely disappeared the moment they got my money. This isn’t just poor service, it feels deliberately dismissive and deeply unprofessional.
It’s incredibly frustrating and honestly infuriating to be treated this way as a customer. There is simply no excuse for this kind of behavior.
People, take this as a warning: there are countless wonderful hotels in Pisa that actually respect their guests. Avoid this place and save yourself the stress, disappointment, and wasted time.

Too many shortcomings...
I arrive in the evening and we discover with dismay that the house, although pretty externally, was positioned on a double-lane road of great flow. Difficult to park, we have to leave our luggage and find a parking space.
The very small room with only one chair for two people. Disturbing bathroom with a drain compensation box that gurgled in handcuffs, shower with noticeable and dangerous step in case of slip. Friendly welcome but not enough to go back.
