All perfect

Welcoming, clean facility, we are so happy to have chosen to stay here, we will definitely be back! With the possibility of dropping off your luggage before check-in and after check-out! Excellent location, reachable from the center both on foot (10 minutes from the Colosseum) and from traveling by metro, which is 100 meters from the property!!

Rooms WITHOUT keys??

We stayed for 4 days, and when we arrived there was a strange smell that they tried to hide with air fresheners. However, the worst was the last night and the next morning. It seems that they have some electrical problem (a fact confirmed to us by a neighbor of the building and a "technician" who came to see if he could do something).
Even knowing this, they leave you an electronic card to access the room. We were waiting from 7:00 p.m. to 10:20 p.m. for someone to come and open the rooms to the guests who were waiting in the dark (without emergency lights). When they opened we had to leave them open, and only after much insistence did I get a physical key after 00:00 (other guests were not so lucky).
We left the next morning without being able to shower (electric heater), but the guys in the next room didn't dare go out to visit the city leaving the door open. They were not given keys. It seems that they don't have keys to all of them. Incredible.
In short, bad experience and no foresight, when the easy thing is to provide a key along with the one they give you to the portal.
I would not go to this accommodation again.

General evaluation

Clean accommodation. Location close to Termini station (15min walk), metro station, bus stop. Check in was personal, with payment upon arrival. On a negative note, the minibar (mini fridge) was not working. We warned about this, but the situation was not resolved. There is no reception at the hotel and communication was only via email (not even WhatsApp). Layette was old, towels were hard. The double bed is made up of two single beds joined together.

Business-tourist

My husband and I booked a room at the Ann Inn via Airbnb for 7 nights and we were quite pleased with it and the local neighborhood. Not cheap; not expensive. And it DOES include a basic European breakfast in a communal kitchen where you can meet and talk to other travelers from all over. And question a host. The Ann Inn is basically a large apartment in a typical older apartment building. The apartment has been completely renovated and is very modern. And very, very clean. There are 4 similar rooms available. And a communal central space with a couch. Excellent free WiFi. Good individual air conditioning. Good hot water. One floor up with an elevator. Half a block from the Metro A which is just one stop from the huge train station Termini. Where you can find transport for much of the city and beyond. Many tourist sites are walkable also in about 30 minutes. Quite a few local restaurants and 2 nice grocery stores within a few blocks. A nicely mixed neighborhood with a lot of shops and pharmacies. Employees speak English, Italian and various other languages. My only complaint is the lack of hooks for towels etc, in the brand new bathroom and the need for a few more shelves in the closet. Be sure to bring Italian (not just basic European) plug adapters and if you have a lot of devices to charge as we have, bring a USB hub or 2. There is a somewhat typical hotel dryer in the bathroom which works for most men and for short hair but not really for long hair. There is a plug however for a hair iron, curler or better dryer. The Ann Inn will wash your laundry for a few extra Euros. We loved being in a real neighborhood and the people we met in the building were extremely nice.

zentral, ruhig, optimal

ich habe mit meiner 12jährigen Tochter zwei Nächte im Ann Inn verbracht. Die Lage ist optimal und das Quartier ruhig. Für die Tagesausflüge alles mit wenigen Schritten erreichbar (Metro oder auch Sehenswürdigkeiten, als auch Restaurants).
Alles lief bestens, sauber, alles notwendige vorhanden, gute betten und zentrale lage
