Beautiful, clean, restful rooms with warm hospitality

Xui and Andrea were incredibly helpful, friendly, and accommodating. They provided a beautiful, warm, clean and attractive room to stay in; permitted use of the kitchen (I'd been ill with food allergies and appreciated this amenity deeply); for minimal fee, did a laundry load; held my baggage after checkout so I could explore before taking my luggage away to my next destination; allowed me to check-in late when my plane arrived late one evening. For these reasons and more I would definitely return to their place. They are right near the #2 busline which takes you to one of the main Venice stops in approximately fifteen minutes. Near their place, (30 minutes walk, 5 minute bus ride) is the train station. There are also many cafes/bars, restaurants, grocery stores and other discount clothing boutiques (with some quality stuff!) near their home... Their standard of cleanliness is marvelous. Thank you so much, Xui and Andrea, for two marvelous stays this January!

Poor customer care

I was asked for my arrival time that morning and I let her know as soon as I got to the station. I gave more than four hours notice. She said she would meet me at her bar downstairs. I arrive at the time I mentioned. The bar was closed. I sat at the building for more than an hour waiting for a response. When I saw a neighbour leaving the building I showed him a picture and he said that she was in China. He saw the surprised look on face. "I'm not joking," he said.
So not only did she lie, she made me sit there and wait for her on cold concrete. Then when she finally responded to my messages they were minimal with with laugh emojis as reactions to my messages. I had been nothing but polite. Luckily Airbnb gave me a refund because they saw her failure to respond and her horrible communication skills. Very poor customer care and service.

Simple accomodation

This is not a hotel but rooms in previous apartments with shared toilet/bath and shower facilities. They do not serve meals but there is a caffetteria called Carducci at the ground floor where you can get coffe, croisants and juice. In this coffe shop you also get your keys. The building is in a corner of a rather noisy roundabout.

Friendly staff, great location, nice neighborhood, no breakfast “buffet” or AC as advertised on site

Staff was very friendly- this is the main reason I would return to this hotel. The room and facilities were very clean, and it is an excellent location for grabbing the bus into Venice. The neighbourhood is nice- with great local options for food and drink. WiFi was excellent and our room had a nice balcony. However, I feel that the “Breakfast buffet” and “air conditioning ” were not as advertised on site. There was no AC in our room and the breakfasts “buffet” was a coffee drink or juice and a pastry item. So if you are a big breakfast person, or AC is a must- this is not the place for you. That being said, we would stay again but would have more realistic expectation of amenities.

Короткая остановка

Хотелось бы отметить владельцев - они очень старались, чтобы пребывание прошло отлично. Из плюсов - чистота, очень удобное расположение - остановка автобуса в Венецию в 200м от входа. Из явных минусов - 1) очень прохладно и сыро в комнате, обогревателя не было; 2) очень легкий завтрак - стакан сока, капуччино и круассан - все(. Оставались на 2 дня - на более долгий срок не рекомендовал бы.
