Enchanting.
Located in a historic building just steps from Piazza San Marco and close to the Teatro La Fenice.
Retro room overlooking the canal. Very large and extremely comfortable beds. Abundant breakfast served with a cart in the room.
Extreme kindness from the owner who came to welcome us and helped us settle in.
Unforgettable! We will return.

Very good overall!
Pros:
- very kind staff. Matteo was great and came and picked us from nearby Teatro La Fenice. He was very kind and helpful.
- rooms were clean and entire apartment was big and spacious. Bathroom was ok, we had clean towels and everything we needed.
- best location, center of Venice, 6 mins walk to piazza San Marco.
- great views from the windows on the 3rd floor.
Cons:
- breakfast was not good. Croissants were not fresh and seemed old. Bread was also mediocre. Not much of a choice of what to eat. Juice is from a box, coffee was ok.
- too many steps for old people, we were on the last floor, it was not a problem for me and I must say the manager Alessandro warned me about the steps in advance, but it is a big hard for older people.
Overall we had a wonderful stay and I would recommend this family hotel to friends if they want to stay in Venice.

Très mauvaise expérience
Les chambres sont placés à côté de la salle de petit déjeuné. Du coup on est réveillé des 7h du matin quand le personnel prépare le petit dej. Aucun respect des clients qui dorment. Le personnel hurle, chante et siffle sans se soucier de ceux qui dorment.
Le petit déjeuné est fade : un croissant industriel de la veille, des biscottes durent, un jus d’orange.
L’établissement est vieux sans charme.
Pas de commodité, pas de gel douche ni de shampoing fournis.
Des taches sur le matelas, les rideaux qui ne s’ouvrent pas.
Vraiment le seul point positif c’est l’emplacement de l’hôtel dans le centre de la ville.
Mauvaise expérience.
